Job Summary

Vest Residential is seeking a highly skilled Service Operations Manager to oversee and perform technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of our communities meet our standards for cleanliness, appearance, safety, and overall functionality.

Main Responsibilities
  • Assist and Complete Work Orders: Assist and complete work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Oversee Make-Ready Process: Oversee and complete the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
  • Develop Community Standards: Develop standards for the cleanliness and overall appearance of the community's grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and Vest Residential standards.
  • Inspect Work Performance: Periodically inspect work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed.
  • Verify Quality Standards: Periodically inspect work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required.
  • Maintain Inventory: Maintain adequate inventory of spare parts and maintenance materials and works with the Community Manager to order supplies and tools as needed to stay within budgetary guidelines.
  • Complete Preventative Maintenance: Complete monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual.
  • Safety and Compliance: Conduct regularly scheduled Vest Residential safety meetings, ensure all MSDS sheets are current and readily accessible, and keep up-to-date on all OSHA and other safety-related laws and requirements to ensure community compliance.
Other Responsibilities
  • Assist Budget Development: Assist the Community Manager in developing the budget for regular repair and maintenance and capital expenses.
  • Foster a Safe Work Environment: Follow established policies and procedures by monitoring and complying with regulatory requirements, organizational standards, and operational processes related to areas of responsibility and reporting violations or infractions to appropriate individuals.
  • Maintain Tools and Equipment: Schedule and perform minor and routine maintenance on all appropriate equipment on a regular basis. Inspect and maintain all tools in excellent condition.
  • Identify Areas for Improvement: Identify areas for improvement and offer suggestions to improve efficiency and productivity.
Requirements

To be successful in this role, you must have a high school diploma or equivalent and relevant experience and/or training. You must also be able to provide own hand tools unless prohibited by State law and be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.

Compensation

The estimated salary for this position is $60,000-$80,000 per year, depending on location and experience. This position requires EPA certifications Type I and II or Universal for refrigerant recycling, valid driver's license to operate a golf cart on property, and proficiency in customer service and interpersonal communication skills.
