Role of the Maintenance Supervisor:

The Maintenance Supervisor plays a crucial role in supporting Thrive's mission by ensuring the physical integrity of the community is upheld at all times, aligning with Thrive's core values. This includes providing a safe and secure living environment for residents, visitors, and staff. The Maintenance Supervisor is tasked with anticipating, identifying, and resolving any issues related to the property, as well as implementing preventive measures to avert such problems. A robust maintenance program is vital for maintaining a safe environment, enhancing resident satisfaction, and safeguarding the investment of the property owner.

Key Responsibilities:

  • Execute maintenance tasks including unit turnovers and work orders.
  • Conduct monthly safety meetings, schedule and perform preventive maintenance, and manage OSHA/SDS safety and reporting obligations.
  • Maintain the grounds and ensure the property presents a professional appearance.
  • Oversee vendors such as landscapers and pest control to guarantee quality service.
  • Ensure adequate inventory of supplies is maintained.
  • Manage tasks within budget constraints or seek approval for necessary expenditures exceeding budget.
  • Participate in emergency on-call duties as required.
  • Perform all reasonable tasks as directed by the supervisor.
  • Aim to exceed residents' expectations for exceptional customer service.
  • Contribute to a positive team culture and a satisfied resident community.

Qualifications:

  • Minimum of 3 years of experience in property maintenance or a related field required.
  • Experience in multi-family property management is highly preferred.
  • Certification as an Apartment Maintenance Technician (CAMT) and Certified Pool Operator is desirable.
  • Basic computer skills with the ability to input data and notes in English into tracking systems are necessary.
  • If operating a golf cart or other motorized vehicle, a valid driver's license and insurance are required.
  • Strong organizational skills are essential.
  • Experience with warranty work is beneficial.
  • Excellent communication skills are required.
  • High attention to detail is crucial.
  • Ability to conduct punch walks and follow up with construction is necessary.
  • Strong presentation and interaction skills with clients and residents are required.
  • Exceptional customer service skills are mandatory.
  • Experience in leading and supervising a team is preferred.
  • Prior experience managing a budget is strongly preferred.
  • Familiarity with Yardi software is a plus.
  • Ability to respond to after-hours emergencies as needed.
  • Must provide own tools.

Physical Requirements:

  • This position requires the ability to alternate between standing, walking, and sitting based on daily needs. Approximately 66% - 100% of the time may be spent on feet or at a desk.
  • Constant need to type, write, and grasp (working at a computer and answering phones).
  • Occasional need to bend, stoop, squat, climb stairs, push or pull, and reach above shoulder height.
  • Ability to lift/move/push/pull up to 150 lbs occasionally, with frequent lifting/pushing/pulling of 25 lbs - 75 lbs, while being on your feet for most of the day.
