The role involves physical demands such as lifting, carrying, and handling maintenance tools and equipment, as well as standing or walking for extended periods, bending, kneeling, climbing, and balancing. This position may require availability during weekends and holidays, and being on-call for emergencies.
Key Responsibilities
- Oversee the maintenance and upkeep of the property’s physical condition and aesthetic appeal.
- Coordinate and manage overall maintenance operations, ensuring curb appeal, timely service requests, quality turnover schedules, and efficient inventory management.
- Ensure all service requests are addressed promptly on a daily basis.
- Provide effective emergency maintenance as needed and manage an efficient on-call schedule.
- Lead the preparation of vacated units, ensuring they meet company standards for move-in readiness, and re-inspect completed units to assess quality.
- Solicit bids and negotiate with vendors and contractors as necessary.
- Manage contracts and warranties, and perform routine maintenance and repairs in a timely manner.
- Offer strong leadership to the maintenance team.
- Encourage training and development opportunities for both self and staff.
- Develop and implement a preventative maintenance system to enhance the longevity and functionality of the property.
- 4-7 years of experience in property maintenance, with at least 2 years in a supervisory role.
- High school diploma or equivalent (Bachelor's degree preferred).
- Strong verbal and written communication skills.
- Ability to make quick, accurate judgments while maintaining confidentiality.
- Effective conflict resolution and customer service skills.
- Proficient in prioritizing multiple requests and managing incoming information to ensure timely responses.
- Familiarity with advanced HVAC, elevator, fire suppression, and building management systems.
- Strong attention to detail with the ability to multitask.
- Working knowledge of property management software, such as Yardi, is preferred.
- Valid driver's license and proof of automobile insurance.
