Job Overview

This role requires exceptional customer service, multitasking, and problem-solving abilities, along with the capacity to respond promptly and appropriately to urgent situations. A collaborative work style, strong initiative, and a solid work ethic are essential, with a focus on cleanliness, efficiency, and meticulous record-keeping.

Physical demands of the position include heavy lifting, carrying, and handling maintenance tools and appliances, as well as prolonged periods of standing or walking, bending, kneeling, climbing, and balancing. The role may require weekend and holiday availability and the readiness to be on-call for emergencies.

Key Responsibilities

  • Oversee the maintenance of the property’s physical condition and aesthetic appeal, both internally and externally.
  • Organize and manage maintenance operations, ensuring curb appeal, timely service requests, quality turnover schedules, and efficient inventory management.
  • Ensure all service requests are addressed daily.
  • Provide effective emergency maintenance support after hours and manage an efficient on-call schedule.
  • Lead the preparation of vacated units, ensuring they meet company standards for move-in readiness, and conduct follow-up inspections post-make-ready.
  • Solicit bids and negotiate pricing with vendors and contractors as necessary.
  • Manage contracts and warranties, performing minor and routine maintenance tasks in a timely and professional manner.
  • Offer strong leadership to the maintenance team.
  • Prioritize training and development opportunities for both self and staff.
  • Develop and implement a comprehensive preventative maintenance program to enhance the longevity and functionality of the property.

Required Qualifications

  • 4-7 years of experience in property maintenance, with at least 2 years in a supervisory role.
  • High school diploma or equivalent; a bachelor's degree is preferred.
  • Strong verbal and written communication skills.
  • Ability to make quick, accurate judgments while maintaining confidentiality.
  • Effective conflict resolution and customer service capabilities.
  • Proficient in prioritizing multiple requests and information to ensure timely responses.
  • Familiarity with advanced HVAC, elevator, fire suppression, and building management systems.
  • Ability to prioritize tasks and manage multiple responsibilities with attention to detail.
  • Experience with property management software, such as Yardi, is preferred.
  • Valid driver's license and proof of automobile insurance.
