Job Summary

We are seeking a highly skilled Commercial Mixed Use Property Manager to join our team at EastBanc, Inc. As a key member of our property management team, you will be responsible for overseeing the day-to-day operations of our luxury residential, retail, and mixed-use projects.

Key Responsibilities
  • Direct contract staff and manage contracted services for parking garage, janitorial, and security services.
  • Prepare service contracts for vendor services, ensuring compliance with company contracting and insurance requirements.
  • Review service contracts annually, update work scopes, and periodically secure competitive bids from other vendors to ensure value for services performed.
  • Conduct quality assurance reviews of the work order system weekly, following up with tenants on selected service calls to evaluate their satisfaction with the work performed and ensure that the problem is thoroughly resolved.
  • Review and approve invoices regularly, following the Accounting Department schedule.
  • Review and edit financial reports, prepare a detailed variance report, and submit all required information to the lender in a timely manner.
  • Craft an annual operating budget and capital improvement plan, working with the Chief Engineer to hone operational expenses and incorporating input from the Accounting Department.
  • Review annual expense reconciliation with the Accounting Department and present it to the tenant.
  • Review tenant monthly payments to ensure timely remittances.
  • Conduct regular building inspections, generate work orders, and contract repairs as needed.
  • Respond to building emergencies to coordinate resources and provide appropriate guidance in securing the emergency and implementing corrective and preventive actions.
  • Manage property insurance programs and insurance compliance programs.
  • Seek to improve energy efficiency and reduce overall energy consumption by implementing new technologies and products.
  • Provide on-call support for after-hour issues that may arise within the facility. The position is considered part of the essential personnel to the asset.
  • Demonstrate and maintain outstanding customer service in all areas of responsibility, including peers and with direct reports.
Requirements and Qualifications
  • Bachelor's degree or equivalent.
  • A minimum of 5 years of experience in the commercial facilities/property management environment.
  • Working knowledge of building systems.
  • Strong customer service, interpersonal, and supervisory skills.
  • Ability to work in a high-pressure atmosphere.
  • Strong organization skills.
  • A high degree of initiative and self-direction.
  • Excellent written and oral communication skills.
  • Working knowledge of MS Suite of Products.
