Property Manager

EastBanc, Inc., a Washington, DC-based international development firm, is filling a position for a Commercial Mixed Use Property Manager. EastBanc specializes in the development, construction and tenant service of luxury residential, retail and mixed-use projects and, trophy/“Class A” office buildings.

Summary:

This position performs a variety of complex management functions under the direction of the Vice President of Property Management. Duties include, but are not limited to, oversight of day-to-day property operations, budget development, adherence to budget, maintain property operations and services consistent with Class A and mixed use properties. In addition, supervise contract personnel, manage the performance of outside vendors, interface with tenants on all issues and concerns, and coordinate emergency response plans and efforts.



Responsibilities:

  • Direct contract staff and manage contracted services for the parking garage, janitorial, and security services.
  • Prepare service contracts for vendor services, ensuring compliance with company contracting and insurance requirements.
  • Review service contracts annually, update work scopes, and periodically secure competitive bids from other vendors to ensure value for services performed.
  • Conduct quality assurance reviews of the work order system weekly, following up with the tenant on selected service calls to evaluate the tenant’s satisfaction with the work performed and ensure that the problem is thoroughly resolved.
  • Review and approve invoices regularly by following the Accounting Department schedule.
  • Review and edit financial reports, prepare a detailed variance report, submit all required information to the lender in a timely manner.
  • Craft annual operating budget and capital improvement plan, working with Chief Engineer to hone the operational expenses and incorporating input from the Accounting Department.
  • Review annual expense reconciliation with Accounting Department and present it to the tenant.
  • Reviews tenant monthly payments to ensure timely remittances.
  • Conduct regular building inspections, generate work orders and contract repairs as needed.
  • Respond to building emergencies to coordinate resources and provide appropriate guidance in securing the emergency and implementing corrective and preventive actions.
  • Manage property insurance programs and insurance compliance programs.
  • Seek to improve energy efficiency and reduce overall energy consumption by implementing new technologies and products.
  • Provides on-call support for after-hour issues that may arise within the facility. The position is considered part of the essential personnel to the asset.
  • Demonstrate and maintain Outstanding Customer Service in all areas of responsibility, including peers and with direct reports.


Requirements and Qualifications:

  • Bachelor’s degree or equivalent.
  • A minimum of 5 years of experience in the commercial facilities/property management environment.
  • Working knowledge of building systems.
  • Strong customer service, interpersonal and supervisory skills.
  • Ability to work in a high-pressure atmosphere.
  • Strong organization skills.
  • A high degree of initiative and self-direction.
  • Excellent written and oral communication skills.
  • Working Knowledge of MS Suite of Products
