Job Summary

We seek a highly motivated and experienced Community Manager to join our team. As a key representative of MidTN Volunteer Properties, you will embody our core values and drive our commitment to excellence in the industry.

Responsibilities
  1. Lead, manage, and be accountable for the staff, operations, and financial performance of your community.
  2. Lead and support leasing efforts to maintain occupancy requirements.
  3. Implement maintenance workflows to ensure productivity and meet standards.
  4. Ensure all team members adhere to Fair Housing standards and applicable laws and regulations.
  5. Act as the liaison between the organization, community staff, residents, and vendors.
  6. Conduct thorough property inspections to identify maintenance, cleanliness, and improvement needs.
  7. Bid and negotiate contracts with vendors/subcontractors for services at an affordable rate.
  8. Market vacant spaces to attract residents, including social media promotion, advertising, and collaboration with the marketing team.
  9. Document communication with prospects and execute leases in Appfolio.
  10. Process applicant screenings, complete move-ins/move-outs, renewals, and rent increases, ensuring accurate monthly charges and maintaining resident files in Appfolio.
  11. Maintain a positive, productive relationship with residents to provide an enjoyable living environment while enforcing lease terms.
  12. Collect rent and delinquent accounts, and initiate eviction processes as advised by legal counsel.
  13. Oversee operating expenses to achieve financial goals and report to the leadership team on financial performance.
  14. Provide budget explanations, perform end-of-month close-out, and submit reports to upper management.
  15. Respond to issues outside of normal work hours when necessary.
  16. Present a professional image and represent the community and MidTN Volunteer Properties positively.
  17. Source and build relationships with prospects, residents, and vendors to expand business opportunities.
  18. Stay up-to-date with market knowledge to provide exceptional service to the industry and community.
  19. Work with passion to motivate and inspire your team for growth.
  20. Perform other projects as assigned.

Qualifications

We require:

  • 1-3 years of property management experience.
  • 1-3 years of property budgeting experience, assisting with budget preparation, monitoring, and adherence.
  • In-depth knowledge of property management, including financials, Fair Housing laws, landlord/tenant laws, and other regulations.
