Maintenance Supervisor

The Maintenance Supervisor is responsible for overseeing the day-to-day maintenance operations of Stearns Apartments in Boston, MA. This includes directing the maintenance team, scheduling and assisting with daily operations, and maintaining the work order system.
The ideal candidate will have extensive experience with plumbing, electrical, HVAC, and appliance repair, as well as unit turnover procedures. A minimum of 3-5 years of residential property maintenance and supervisory experience is required.
The Maintenance Supervisor will be responsible for enforcing and adhering to applicable regulations, company policies, and safety protocols. They will also be responsible for monitoring maintenance inventory and purchasing supplies or services as needed.
The successful candidate will have excellent communication and organizational skills, with the ability to work effectively with residents, fellow associates, vendors, and supervisors.
Responsibilities
- Direct all operations of the maintenance team
- Schedule and assist with daily operations
- Maintain the work order system
- Coordinate service contracts and oversee vendor and contractor activities
- Communicate effectively with residents, fellow associates, vendors, and supervisors
- Conduct and document regular property inspections
- Inspect vacated apartments and complete 'make-ready' checklist
- Enforce and adhere to applicable regulations, company policies, and safety protocols
- Monitor maintenance inventory and purchase supplies or services as needed
Requirements
The Maintenance Supervisor must have a minimum of 3-5 years of residential property maintenance and supervisory experience. They must also have extensive experience with plumbing, electrical, HVAC, and appliance repair, as well as unit turnover procedures.
The successful candidate will have a valid driver's license and own transportation. They will also be required to live within 30 minutes of Boston for rotating on-call duties.

The Maintenance Supervisor will receive a competitive salary, as well as a comprehensive benefits package that includes health, dental, and 401k. They will also receive a $150 premium for all weeks they are on-call, as well as a time-and-a-half rate for emergency calls plus travel time.
