Position Overview:
The Lead Manager of Land Acquisition Strategies will report directly to the Vice President of Land Acquisitions. This role is pivotal in overseeing the division's land acquisition initiatives and fostering positive relationships with landowners and the brokerage community.
Key Responsibilities:
- Assist in crafting and executing strategic business plans, while monitoring and documenting the division's land acquisition requirements and proposing relevant solutions.
- Prepare and regularly update annual objectives, budgets, and timelines for assigned projects.
- Take a leading role in negotiations for land acquisitions, managing purchase documentation, financial assessments, and due diligence processes, including title report and insurance matters.
- Coordinate the preparation of division profiles and brochures, ensuring high-quality collateral materials are developed and disseminated effectively.
- Establish and maintain a comprehensive land acquisition deal log and tracking system for all transactions.
- Generate periodic reports detailing deal status against business plan assumptions, including acquisition strategies, financial forecasts, schedules, and assigned responsibilities.
- Develop and maintain a historical database of land acquisitions.
- Act as a liaison with the land brokerage community, ensuring compliance with contractual obligations and maximizing opportunities from brokerage contacts.
- Formulate and implement division processes and procedures for effective land prospecting and coordination of acquisition efforts.
- Assist in managing the division's land acquisition budgets and oversee vendor contracts, change orders, and invoices.
- Perform additional duties as assigned.
Qualifications:
- High School Diploma or equivalent required.
- Bachelor's degree in business administration, engineering, accounting, finance, real estate, or a related field required.
- A minimum of 5 years of experience in land acquisition or residential real estate.
- Strong analytical skills and proficiency in computer applications, including word processing, spreadsheet analysis, project scheduling, and data management software.
- Experience utilizing market research tools.
- Knowledge of sales and negotiation principles in real estate.
- Excellent oral and written communication skills.
- Ability to manage multiple tasks and thrive in a fast-paced environment.
- Self-motivated, detail-oriented, and capable of solving complex problems with minimal supervision.
- Valid Driver's License and a good driving record.
- Local experience is preferred.
