Job Overview

The chosen candidate will be primarily tasked with defining the scope and criteria for, as well as supervising the execution of, significant capital enhancement initiatives across a diverse portfolio encompassing 18 million square feet of office, industrial, and retail properties. This role also involves overseeing the maintenance and management of critical building systems and infrastructure throughout the portfolio, providing technical guidance and oversight as necessary, preparing repair versus replacement analyses, managing the portfolio's technological applications and resource needs, directing external vendors, and ensuring that all capital enhancement projects are completed within established timelines, budgets, and in adherence to municipal regulations.

Key Responsibilities:

  • Research, design, fabricate, and install HVAC mechanical systems to fulfill client specifications for both large-scale and smaller projects.
  • Prepare and submit comprehensive quotes detailing costs and timelines for projects in alignment with deadlines.
  • Consult on HVAC system and equipment design for a variety of projects, collaborating with other engineers, project managers, and HVAC service technicians as necessary to create or adjust design parameters.
  • Evaluate HVAC systems and equipment as needed to identify inefficiencies or malfunctions, devising solutions to enhance performance and operational efficiency.
  • Demonstrate proficiency with Building Automation Systems (BAS) and control systems such as Tridium and Niagara.
  • Engage directly with clients, service managers, facility directors, and property managers to comprehend project requirements, objectives, design specifications, and operational contexts to assess costs, feasibility, and implementation of new HVAC systems.
  • Act as project leader to coordinate the efforts of service managers, property managers, and service personnel throughout all project phases.
  • Determine facility and equipment specifications.
  • Analyze project expenses and formulate budgets.
  • Develop capital enhancement projects and negotiate related contracts.
  • Plan and coordinate maintenance schedules and activities for infrastructure and equipment.
  • Ensure compliance with applicable regulations, building codes, and health and safety standards.
  • Prepare reports and compliance documentation.
  • Collaborate with Property Managers to ensure properties operate efficiently and that all initiatives are executed consistently and timely across the portfolio.

Qualifications:

  • Bachelor's degree in mechanical or industrial engineering is strongly preferred.
  • 5+ years of experience in a facilities engineering role or a similar capacity.
