Salary Range

$53,383 – $77,405 (with potential bonuses up to $6,000)
Job Responsibilities

This role involves overseeing a property management team across multiple scattered-site properties, which include single-family homes, duplexes, multi-family units, and mixed-use developments. These properties are funded through various sources, including public housing, LIHTC, and Housing Choice Vouchers. Key responsibilities include:

  • Supervising all team members, including Property Managers, Assistant Property Managers, and Leasing Assistants.
  • Preparing and monitoring budgets to ensure financial health, analyzing income versus expenditures, and evaluating capital needs.
  • Preparing reports for the Board of Commissioners and ensuring compliance with HUD and other regulations.
  • Implementing strategies to enhance resident retention and collaborating with resident associations.
  • Participating in leasing and marketing activities to attract applicants for waiting lists.
  • Maintaining an updated log of vacancies and ensuring occupancy targets are met.
  • Conducting move-out inspections and managing resident orientations.

Management Duties

  • Communicating OHA policies and procedures effectively to residents and staff.
  • Maintaining regular contact with residents and community agencies to foster positive relationships.
  • Addressing tenant complaints and enforcing lease agreements fairly.
  • Overseeing rent collection and managing payment plans.
  • Compiling data and preparing reports to monitor performance against benchmarks.

Physical and Maintenance Responsibilities

  • Participating in capital planning and monitoring contractor work.
  • Coordinating with the Maintenance Manager to ensure property maintenance standards are met.
  • Preparing for REAC inspections and addressing any identified deficiencies.

Financial Oversight

  • Assisting in the preparation of the annual operating budget and monitoring performance.
  • Approving purchase orders for necessary supplies and services.

Leadership and Supervision

  • Providing leadership and direct supervision to the property management team.
  • Conducting regular team and individual meetings to evaluate performance.
  • Training new staff and managing disciplinary actions as needed.

Qualifications

  • Bachelor's degree in property management, real estate, business management, or a related field, with a minimum of five years of experience in property management.
  • Proficiency in Microsoft Office and knowledge of real estate principles.
  • Strong problem-solving skills and the ability to communicate effectively with diverse populations.
  • Valid motor vehicle license and reliable transportation for site visits.

Working Conditions

This position involves working in an office environment with regular public interaction and occasional exposure to outdoor weather conditions during property inspections.
