The Senior Property Accountant is tasked with overseeing and executing a variety of property accounting responsibilities related to lease agreements and tenant reconciliations.

This position entails involvement in monthly and quarterly financial activities, report preparation, and ensuring adherence to accounting regulations.

The successful candidate should demonstrate exceptional analytical abilities, meticulous attention to detail, and effective communication skills with tenants and internal teams.


Tenant Revenue Management:
Implement the monthly rent processing, ensuring accurate recording of all rental income.
Conduct monthly bank reconciliations, verifying that all transactions are correctly documented and discrepancies are addressed.
Perform thorough reconciliations for Common Area Maintenance (CAM) charges, tenant expenses, and operational costs.

Respond to and resolve tenant inquiries regarding operating expenses, collaborating closely with the Property Management and Accounts Receivable teams for prompt resolutions.

Oversee and reconcile prepaid rent and percentage rent entries in the Cash Management system.

Property Tax Oversight:
Manage the property tax process to ensure tax accruals, payments, and tenant tax reconciliations meet expectations.

Collaborate with tax accountants to facilitate communication among tenants, tax authorities, consultants, property managers, and other relevant parties for comprehensive tax management.

Review payment packages and coding for all tax approval reports, ensuring accuracy and compliance.

Reporting and Regulatory Compliance:
Maintain and update the Foregone Lease Cost (FLC) schedule.
Review quarterly CM batches to confirm all transactions are accurately recorded and reconciled.

Accurately and promptly enter General Ledger journal entries as a Senior Accountant and process quarterly entries related to tenant revenue and expense accounts.

Conduct quarterly reconciliations of all pertinent accounts, ensuring precision and compliance with accounting standards.
Manage and execute quarterly payments associated with mall operations, ensuring timely and accurate processing.
Prepare documentation related to the acquisition, modification, and termination of leases.

Financial Analysis:
Perform financial analysis concerning tenant rent collections, base rent percentages, and tenant deferral agreements.

Compile and analyze the collections report to track outstanding payments, ensuring timely collections and presenting findings to the company in a timely manner.


Collaboration and Communication:

Work collaboratively with cross-functional teams, including Acquisition, Property Management, Asset Management, and Real Estate Legal, to enhance financial and operational performance.

Ensure effective communication with both internal and external stakeholders.
EDUCATION AND EXPERIENCE: Bachelor's degree in Accounting, Finance, or a related field.
A minimum of 4-6 years of experience in property accounting.
Strong understanding of GAAP and lease accounting standards.
Proficiency in accounting software and Microsoft Office Suite, particularly Excel.
Excellent analytical and problem-solving capabilities.
Strong attention to detail and organizational skills; self-motivated.
Effective communication and interpersonal skills.
Ability to work independently and collaboratively within a team.
Experience with publicly traded companies, REITs, or the real estate sector is preferred.
Experience with internal controls and supporting SOX requirements is preferred.
Familiarity with MRI/Yardi or other Property Management software is a plus.
