Job Summary

We are seeking a skilled Maintenance Operations Manager to join our team and play a crucial role in maintaining the upkeep of our properties. The ideal candidate will have a strong background in apartment maintenance, repairs, and management. This role offers an opportunity to lead a team and make a meaningful impact by ensuring our properties are well-maintained and our residents receive high-quality service.

Key Responsibilities

  1. Team Leadership
  • Supervise, coordinate, and assist the work of maintenance staff, including assigning tasks, and providing training and guidance.
Maintenance and Repair
  • Oversee and assist with the maintenance and repair of plumbing, electrical systems, appliances, HVAC units, and other mechanical equipment.
Inspections and Compliance
  • Conduct regular inspections of units and common areas to identify maintenance issues and ensure compliance with safety regulations.
Customer Service
  • Respond promptly and efficiently to maintenance requests from residents and property management.
Vendor Management
  • Coordinate with vendors and contractors as needed for specialized repairs and services.
Record Keeping
  • Maintain accurate records of maintenance activities, work orders, inventory, and expenditures.
Compliance and Safety
  • Ensure compliance with company policies and procedures, as well as safety regulations and fair housing laws.
On-Call Rotation
  • Participate in on-call rotation and respond to maintenance emergencies outside of regular business hours.

Requirements

  • Education and Experience
    • High school diploma or equivalent required; technical training or certification in maintenance or related field preferred.
  • Qualifications
    • Minimum of 5 years of experience in maintenance, with at least 1 year in a supervisory or leadership role.
    • Strong knowledge of plumbing, electrical, HVAC, and appliance repair.
    • Excellent leadership, communication, and interpersonal skills.
    • Ability to effectively prioritize tasks, manage multiple projects, and meet deadlines.
    • Proficiency in computer applications, including maintenance management software.
    • Valid driver's license and reliable transportation.
    • Knowledge of Section 8 housing regulations and requirements is preferred.
