Position Summary: The Maintenance Support Supervisor is responsible for executing tasks essential to uphold and enhance the value of the designated community. This role will also assume the responsibilities of the Maintenance Manager in their absence.

Compensation: The expected pay range for this position is $19-$21 per hour, in addition to monthly bonuses and a competitive benefits package.

Key Responsibilities:

  • Diagnose, troubleshoot, and repair HVAC, electrical, plumbing, pool systems, flooring, carpentry, drywall, and exterior elements.
  • Complete assigned maintenance work orders efficiently.
  • Ensure timely responses to all work orders.
  • Assist the Maintenance Manager in overseeing the Make Ready process for all vacant units.
  • Communicate supply needs to the Maintenance Manager or Community Manager and maintain an organized workshop.
  • Safely operate maintenance equipment such as power washers, backpack blowers, floor scrubbers, carpet cleaners, and sweepers.
  • Be available for on-call duties during after-hours emergencies.
  • Oversee the make-ready process for vacant apartments as directed by the Community Manager and Service Manager.
  • Adhere to established expense limits.
  • Maintain inventory controls for cost-effective operations.
  • Assist in monitoring the work performed by external contractors.
  • Carry a cell phone as required for on-call maintenance.
  • Monitor and maintain all assigned building systems.

Qualifications:

Education & Experience:

  • At least 1 year of relevant experience.
  • Previous experience in multifamily community maintenance, plumbing, carpentry, electrical work, and painting is preferred.
  • Valid Driver's License.
  • EPA or HVAC certification; CPO certification is a plus.

Physical Requirements:

  • Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
  • May require pushing or pulling items and reaching overhead.
  • Ability to bend, stoop, or kneel as necessary.
  • Dexterity of hands and fingers is required to grasp tools.
  • Must be able to see for inspections, reading blueprints, schematics, and computer screens.
  • Ability to hear and understand verbal communications in person and over the phone or computer.
  • Must be able to detect sounds indicating potential issues, such as machinery noises or alarms.
  • Occasionally required to lift or carry items weighing up to 50 pounds, with assistance for heavier items.
  • Must be capable of operating various maintenance tools, including power tools, ladders, and lifts.
  • Proficient in using a computer, keyboard, mouse, and other office equipment.

Work Environment:

  • This role is primarily on-site and requires outdoor work with exposure to various weather conditions.
  • May involve working in confined spaces, heights, and potentially hazardous areas.
