Key Responsibilities
  1. Leadership and Supervision: Supervise, coordinate, and assist the work of maintenance staff, including assigning tasks, and providing training and guidance.
  2. Maintenance and Repair: Oversee and assist with the maintenance and repair of plumbing, electrical systems, appliances, HVAC units, and other mechanical equipment.
  3. Inspections and Compliance: Conduct regular inspections of units and common areas to identify maintenance issues and ensure compliance with safety regulations.
  4. Customer Service: Respond promptly and efficiently to maintenance requests from residents and property management.
  5. Vendor Management: Coordinate with vendors and contractors as needed for specialized repairs and services.
  6. Record Keeping: Maintain accurate records of maintenance activities, work orders, inventory, and expenditures.
  7. Compliance and Safety: Ensure compliance with company policies and procedures, as well as safety regulations and fair housing laws.
  8. On-Call Rotation: Participate in on-call rotation and respond to maintenance emergencies outside of regular business hours.
Requirements
  • Education and Experience: High school diploma or equivalent required; technical training or certification in maintenance or related field preferred. Minimum of 5 years of experience in maintenance, with at least 1 year in a supervisory or leadership role.
  • Skills and Knowledge: Strong knowledge of plumbing, electrical, HVAC, and appliance repair. Excellent leadership, communication, and interpersonal skills. Ability to effectively prioritize tasks, manage multiple projects, and meet deadlines. Proficiency in computer applications, including maintenance management software.
  • Additional Requirements: Valid driver's license and reliable transportation. Knowledge of Section 8 housing regulations and requirements is preferred.
