POSITION OVERVIEW: The Construction Superintendent plays a crucial role in overseeing the on-site construction activities of a project, ensuring that work is completed on time, within budget, and to the highest quality standards.KEY RESPONSIBILITIES:
  • Provide effective leadership and foster positive working relationships among on-site personnel to maintain high project morale.
  • Possess comprehensive knowledge of the General Contract, Subcontracts, and all relevant project documentation to assist the Project Manager in establishing on-site procedures.
  • Identify and report any design deficiencies or code violations in the contract documents to the Project Manager for further review.
  • Collaborate with the Project Manager and Scheduling Manager to develop and refine the Project Schedule, ensuring timely updates and adherence to critical deadlines.
  • Plan and review the Construction Program with the Project Manager, focusing on quality control, safety practices, and resource allocation.
  • Coordinate and oversee the activities of Subcontractors and Suppliers, ensuring compliance with contractual obligations.
  • Verify that all Subcontractors meet their contractual requirements before commencing work on-site.
  • Ensure that all necessary permits and licenses are obtained and that safety notices are prominently displayed.
  • Work closely with inspection agencies to address any issues raised in their reports.
  • Facilitate weekly coordination and monthly safety meetings with subcontractors, documenting minutes for the Project Manager.
  • Review and assess Subcontractors' Daily Reports and approve as-built prints on a weekly basis.
  • Evaluate and authorize Subcontractors' monthly payment requests and assist in the preparation of monthly requisitions.
  • Maintain effective communication with all project stakeholders, including the public.
SUPERVISORY DUTIES:
  • Oversee the performance of vendors, independent contractors, and subcontractors, ensuring compliance with all regulations and CIM policies.
  • Supervise CIM support personnel to guarantee timely and accurate project execution.
EDUCATION AND EXPERIENCE REQUIREMENTS:
  • A minimum of 5 years of experience in construction, either in an office or field setting.
  • At least 4 years of hands-on construction experience, particularly in Stick Frame and Podium construction types.
