POSITION PURPOSE: The Construction Superintendent is tasked with overseeing the on-site construction activities of a project, ensuring completion within the designated timeline, budget, and quality standards.ESSENTIAL FUNCTIONS:
  • Provide leadership and foster effective, harmonious relationships among on-site personnel while promoting a positive project atmosphere.
  • Possess comprehensive knowledge of the General Contract, Subcontracts, project drawings, specifications, and amendments, assisting the Project Manager in developing on-site procedures.
  • Review contract documents for design flaws, impractical details, and potential code violations, communicating these issues to the Project Manager for further evaluation with the Architect.
  • Assist the Project Manager and Scheduling Manager in refining the Project Schedule, ensuring timely updates and adherence to critical deadlines.
  • Plan and assess the Construction Program with the Project Manager, including quality control, safety practices, field office setup, temporary utilities, staging areas, equipment, and workforce management.
  • Coordinate, direct, and inspect the activities of Subcontractors and Suppliers.
  • Verify that each Subcontractor has fulfilled their contractual obligations before commencing work on-site, including necessary documentation.
  • Ensure all required permits and licenses are obtained, and that a weatherproof bulletin board is installed for safety notices.
  • Collaborate with inspection agencies and implement corrective actions as needed based on their reports.
  • Lead weekly coordination and monthly safety meetings with subcontractors, providing written minutes to the Project Manager.
  • Review and assess Subcontractors' Daily Reports regarding work completed and resources utilized.
  • Approve as-built drawings on a weekly basis.
  • Review and authorize Subcontractors' monthly payment requests.
  • Participate in the timely preparation of monthly requisitions as required.
  • Review and approve all time and material work vouchers and invoices.
  • Maintain positive relations and communication with all project stakeholders, including the public.
SUPERVISORY RESPONSIBILITIES:
  • Oversee vendors, independent contractors, and subcontractors, ensuring compliance with all regulations and CIM policies.
  • Supervise CIM support personnel to guarantee timely and accurate execution of job responsibilities related to projects.
EDUCATION/EXPERIENCE REQUIREMENTS:
  • A minimum of 5 years of experience in construction, either in an office or field setting.
  • At least 4 years of hands-on construction experience (Stick Frame, Podium, Construction Types III & V).

Compensation is determined by several factors, including geography, job-related knowledge, experience, and budget considerations. The starting salary typically aligns with the minimum experience required.
