POSITION SUMMARY: The Construction Superintendent plays a crucial role in overseeing the on-site execution of construction projects, ensuring they are completed on time, within budget, and to the highest standards of quality. KEY RESPONSIBILITIES:
  • Provide effective leadership and cultivate positive working relationships among on-site personnel to foster a collaborative environment.
  • Possess comprehensive knowledge of the General Contract, Subcontracts, project drawings, specifications, and amendments, assisting the Project Manager in establishing on-site procedures.
  • Review contract documents for design flaws, impractical details, and potential code violations, communicating findings to the Project Manager for further evaluation.
  • Collaborate with the Project Manager and Scheduling Manager to develop and refine the Project Schedule, ensuring timely updates and adherence to critical deadlines.
  • Plan and assess the Construction Program alongside the Project Manager, focusing on quality control, safety practices, field office logistics, and resource allocation.
  • Coordinate and supervise the activities of Subcontractors and Suppliers, ensuring compliance with contractual obligations.
  • Verify that all Subcontractors meet their contractual requirements before commencing work on-site.
  • Ensure all necessary permits and licenses are secured, and maintain a weatherproof bulletin board for safety notices.
  • Work in conjunction with inspection agencies, addressing any issues highlighted in their reports.
  • Lead weekly coordination and monthly safety meetings with subcontractors, documenting minutes for the Project Manager.
  • Review and assess Subcontractors' Daily Reports regarding work completed and resources utilized.
  • Approve as-built drawings on a weekly basis and Subcontractors' monthly payment requests.
  • Participate in the preparation of monthly requisitions and review all time and material work vouchers and invoices.
  • Maintain open communication and positive relations with all project stakeholders, including the public.
SUPERVISORY DUTIES:
  • Oversee vendors, independent contractors, and subcontractors, ensuring compliance with all relevant laws and CIM policies.
  • Supervise CIM support staff to guarantee timely and accurate execution of project responsibilities.
EDUCATION AND EXPERIENCE REQUIREMENTS:
  • A minimum of 5 years of experience in construction, either in an office or field setting.
  • At least 4 years of hands-on construction experience, particularly in Stick Frame, Podium, and Construction Types III & V.
