Depending on qualifications and experience, candidates may be considered for either Builder Banking Officer II or III.

The Construction Lending Officer is tasked with cultivating new business and client relationships with professional builders to originate and finalize a substantial volume of quality residential construction and land development loans, ensuring all activities adhere to Bank policies, procedures, regulatory standards, and audit requirements to mitigate risk.


Portfolio mix/size, credit authority, lending limits, and asset quality may influence the assigned level within the job family.


Key Responsibilities:


Engage in business development initiatives with developers, builders, realtors, and contractors to enhance production and originate residential construction and land development loans.

Utilize consultative selling techniques to generate new loan opportunities and achieve growth-based sales/referral targets.
Establish and maintain strong partnerships and professional relationships across all business lines within the Bank to create a trusted and effective sales and service referral process, ensuring a positive client experience and meeting established production and referral targets.
Maintain a client database and monitor client and customer engagement efforts, along with additional business development activities as directed by management.
Conduct thorough due diligence reviews of potential borrowers.

Analyze detailed financial and credit data, identify customer financing objectives, and advise customers on product/pricing policies, underwriting processes, and guidelines.

Gather additional required information to align customer needs with suitable loan programs and risk levels.
Facilitate loan approvals and expedite production by clearly communicating construction lending policies and procedures.

Collaborate with other business lines to meet and exceed established production and referral targets as agreed upon with the management team.

Develop and maintain a comprehensive understanding of all bank products and services, effectively communicating and cross-selling as needed.
Complete sales pipeline and activity reporting accurately and promptly.
Stay informed about competitive products, practices, trends, rates, and changes within the assigned market area.

Represent the Bank in the local community through active participation in community, charitable, and business activities to maximize client and customer contact and establish a robust network of referral sources outside the Bank.

Maintain proficient knowledge of and ensure compliance with all state and federal banking laws and regulations relevant to the areas of responsibility.

Ensure that Bank activities comply with the Bank's Policies and Standards, in collaboration with Enterprise Risk Management and other internal banking partners.


Qualifications:
Bachelor's Degree in Business Administration, Finance, Economics, Marketing, or a related field preferred.

Level II: Minimum of 3 years of recent experience as a credit analyst, builder banker, or in a similar construction lending sales/origination role requiring strong business acumen and credit judgment from application to closing in a financial services and/or community bank environment.

Recent business development experience utilizing self-sourced leads and an existing customer base of builders/realtors, with a proven track record of closing loans in the current market, and the ability to meet the Bank's annual production and referral targets is required. Formal credit training and experience with speculative construction and land development loans are necessary.

III:

Minimum of 5 years of recent builder banking/construction lending sales and origination experience from application to closing, utilizing self-sourced leads and an existing customer base of builders/realtors, with a proven track record of closing loans in the current market and assigned geographical location, in a financial services and/or community bank environment is required.

Must demonstrate advanced business development skills with a proven ability to prospect and build relationships to enhance loan opportunities and make quality credit decisions.

Strong account management, credit underwriting, credit risk management, loan structuring, and loan production expertise in speculative construction, real estate, builder banking, and land development; including a thorough understanding of bank regulatory compliance and guidelines is required.

Formal credit training is required. Pacific Coast Banking School (PCBS) or equivalent is preferred.
Customer-centric mindset, with the ability to translate customer issues/needs into profitable business solutions.

Relationship management and influencing skills with the ability to navigate successfully in a rapidly changing and complex environment.

Ability to develop and maintain open, professional, positive, and productive relationships; demonstrate cooperative behavior with management, business partners, customers, and colleagues, and work effectively as a contributing team member.

Effective listening, verbal, written, and telephone communication skills, including effective questioning strategies, influencing, and presentation skills; ability to read, write, speak, and understand English proficiently.

Understanding of sales, networking, business development, and relationship-building skills, with the ability to demonstrate success across the entire sales cycle: cold calling, relationship building, product demonstrations, proposal writing and structuring, negotiations, closing sales, and customer follow-up.

Working knowledge and understanding of business and portfolio management proficiencies for retention and expansion of relationships.

Experience with lending products/services and knowledge of pricing alternatives in the industry; with the ability to analyze, understand, and communicate loan products confidently.

Strong business knowledge and acumen, credit underwriting, structuring, and credit judgment skills to analyze and comprehend moderate to complex financial data and provide financial alternatives.

Working knowledge and strong understanding of loan program requirements from origination to closing, including processing, underwriting, and closing procedures.

Detail-oriented with strong organizational, problem-solving, research, data review, and time management skills; with the ability to manage multiple projects and meet concurrent deadlines and reporting requests, ensuring that priorities are set, and commitments are met with moderate direction and oversight.

Understands and appropriately applies principles, procedures, requirements, regulations, and policies related to the assigned area.
Unquestionable integrity in handling sensitive and confidential information is required.

Proficient PC experience using MS Office products (Word, Excel, Outlook) and working knowledge of financial services industry core processing and automated banking systems, i.e., Fiserv or equivalent, with the ability to learn and adapt to new technologies quickly.

Experience using CRM systems/applications is required.

Work Environment:
Climate-controlled office environment.

May be exposed to outside climate conditions, rough terrain, and/or required to wear protective devices during site and property visits/inspections.

Work involves the ability to concentrate on tasks at hand, under sometimes distracting work conditions and frequent employee and/or customer contacts and interruptions throughout the day.

Regular attendance, punctuality, and adherence to an agreed-upon schedule are required, with a willingness to work a flexible schedule and extended hours as needed.


Physical Requirements:


Ability to operate a computer keyboard, multi-line telephone, photocopier, scanner, and facsimile, which often requires dexterity of hands and fingers with repetitive wrist and hand motion.

Typically sitting at a desk or table; intermittently standing, stooping, bending at the waist, walking, climbing, kneeling, or crouching to file materials and/or conduct site visits/property inspections.

Occasional lifting and/or moving up to 20 lbs (files, boxes, etc.)

Travel Requirements:

Regular travel for business development and customer meetings is expected; willingness to travel to other branch and customer locations as needed; valid driver's license, proof of insurance, and access to reliable transportation are required; or the ability to access and utilize an alternative method of transportation, when necessary, to carry out job-related essential functions.

The base salary range represents the minimum, midpoint, and maximum of Heritage Bank's salary range for this position. Actual salaries will vary based on factors including, but not limited to, qualifications, experience, and job performance.

The range listed is just one component of Heritage Bank's total compensation package for full-time and part-time employees.
