Position Overview
The Construction Project Coordinator acts as the primary link among the Client, Project Manager, and Subcontractors, ensuring that construction projects are executed efficiently, safely, and accurately.

Key Responsibilities
The Coordinator is entrusted with overseeing various aspects of a construction project from inception to completion. Responsibilities include, but are not limited to:

  • Maintaining comprehensive job files (RFIs, specifications, addenda, construction documents, etc.) in both digital and physical formats as required.
  • Preparing, reviewing, and disseminating RFIs, submittals, and other contractual documents promptly; ensuring adherence to contract specifications.
  • Acquiring and tracking the delivery of essential materials for the project(s), ensuring optimal pricing, quality, and compliance with specifications.
  • Executing the project within the initially established financial parameters.
  • Developing and managing project schedules to ensure construction aligns with timelines.
  • Ensuring that subcontracts are finalized and insurance is secured; providing clear definitions of work responsibilities to subcontractors and vendors across various trades.
  • Reviewing and approving payment requests from subcontractors and vendors.
  • Coordinating the procurement log with the Project Manager and Project Superintendent to prevent delays and impacts.
  • Assessing subcontract and self-perform change orders on-site; conducting quantity takeoffs to validate change requests.
  • Managing the closeout matrix and rolling completion log; compiling operation and maintenance manuals for owner closeout packages.

Qualifications
A successful Construction Project Coordinator must possess strong attention to detail, creativity, and proactive problem-solving skills. The role requires the ability to manage and resolve conflicts effectively.

Collaboration Skills
Project Coordinators must work collaboratively with team members and management, fostering relationships with owners, vendors, suppliers, and other stakeholders.

Educational Background
A Bachelor's degree in a relevant field is preferred. Experience in the construction sector in a related capacity is advantageous but not mandatory.

Technical Proficiency
Proficiency in various software applications, including MS Office (Excel, Outlook, Project, Word), PDF, and estimating/document management programs, is essential.

Emotional Intelligence
Candidates should demonstrate a high level of emotional intelligence, with the ability to build rapport and work effectively with diverse personality types.
