Job Summary

The HVAC Technician II will play a critical role in supporting the Maintenance Manager in the preventative, corrective, and general maintenance of commercial air conditioning systems. This position requires a skilled technician with experience in maintaining and repairing various types of equipment, including chillers, water pumps, cooling towers, air handlers, package units, split systems, exhaust fans, and heat pumps.

Key Responsibilities
  • Preventative Maintenance: Perform routine maintenance tasks on HVAC systems, including changing filters and belts, cleaning cooling and heating coils, and lubricating bearings on pumps and fans.
  • Repair and Maintenance: Assist in the repair, adjustment, and maintenance of refrigerants, heat exchangers, HVAC equipment, and systems, electrical, emergency backup systems, and hot water systems.
  • System Analysis: Analyze the operation of various systems, determine the cause of problems or malfunctions, and take corrective action as required.
  • Client Satisfaction: Support occupant satisfaction processes by ensuring clients are informed about the status of their requests in a timely and accurate manner.
  • Building Rounds: Perform building rounds and report equipment malfunctions, noises, smells, or odors that could be potential problems to the Maintenance Manager or Lead Technician.
  • Documentation: Perform and document maintenance and repairs in a timely and accurate manner.
  • Time Management: Manage time wisely and remain productive while working independently.
  • Tool Maintenance: Maintain tools and order supplies as required for installation and repairs.
  • Safety Protocols: Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials and maintain a clean and safe workspace.
Qualifications
  • Education: High school diploma or equivalent required.
  • Experience: 2+ years of experience in commercial air conditioning, including experience with chillers, water pumps, cooling towers, air handlers, package units, split systems, exhaust fans, and heat pumps.
  • Licenses/Certifications: Valid State Driver's License required. CFC Universal Certification a plus.
  • Physical Demands: Regularly required to stand for eight hours with occasional scheduled breaks, walk, use hands to finger, handle, or feel, reach with hands and arms, stoop, kneel, crouch, or crawl, and talk or hear. Frequently required to climb stairs and ladders. Regularly lift and/or move up to 70 pounds, at higher than chest level.
