About the Role

We are seeking a highly skilled and experienced Maintenance Supervisor to join our on-site operations team at Edward Rose & Sons. As a key member of our team, you will be responsible for overseeing the maintenance of our properties, ensuring that all work is completed to the highest standards of quality, efficiency, and safety.

Key Responsibilities
  • Manage and direct maintenance staff, setting priorities and schedules to ensure seamless operations
  • Develop and implement a comprehensive preventative maintenance program to minimize emergency repairs and services
  • Oversee community inventory management, monitor purchase orders, and approve invoices
  • Ensure maintenance work orders are completed to the highest standards of quality, efficiency, and safety
  • Conduct regular inspections and quality control checks to ensure apartment units are ready for new move-ins
  • Meet with team members regularly to discuss strengths and development opportunities
  • Interview and hire qualified candidates in conjunction with the Property Manager
  • Take initiative to work alongside the team as necessary to achieve goals
  • Evaluate and manage contractor projects upon completion to ensure high quality and contract compliance
Requirements
  • Previous leadership experience is required
  • Strong experience in multi-family property maintenance is preferred
  • Extensive knowledge of maintenance safety guidelines and procedures, as well as OSHA regulations
  • EPA certification is required (if not already held, must be obtained within 120 days of start date via company-paid training)
  • HVAC experience is strongly preferred
  • CPO Certification and pool chemistry and maintenance skills are preferred
  • Ability to prioritize and delegate multiple tasks in a fast-paced environment
  • Exceptional customer service and communication skills
  • Excellent organizational and time-management skills
  • Ability to use various technologies for online training and administrative purposes
  • Willingness to respond to emergencies after normal business hours
  • Ability to effectively and professionally communicate with residents and co-workers
  • Basic computer skills and comfort learning software, apps, and programs
  • Reliable transportation and valid driver's license
