Lead Electrical Cost Estimator:

Role Summary:

The Lead Estimator is accountable for the comprehensive project estimation while offering guidance, training, and support for the team under the Chief Estimator. Collaborates with clients, architects/engineers, subcontractors, and suppliers to assess cost elements for construction projects; evaluates construction documents, specifications, proposals, and other relevant materials to prepare time, cost, and labor estimates for projects by executing the following responsibilities.

Develops estimates with the appropriate level of detail for all design phases:

  • Conceptual
  • Schematic Design
  • Design Development
  • Construction Documents

Identifies and addresses scope gaps based on product/project specifications.

Assists in maintaining the estimating cost database, monitors past productivity rates, and tracks historical pricing for subcontractors to facilitate budget pricing turnaround and verify estimate accuracy.

Compiles bid tabs with estimates, vendor quotes, and subcontractor quotes.

Completes bid forms, pricing breakdowns, and optional pricing according to the product/project specifications.

Engages with clients, architects/engineers, subcontractors, and material suppliers to discuss and develop estimates, explore cost-saving options, and resolve issues.

Clarifies scope with clients, architects/engineers, and prepares proposal RFIs.

Analyzes specifications to assist the production team in planning construction procedures based on starting and completion times and staffing needs for each construction phase.

Researches construction documents and evaluates specifications to determine estimated costs.

Collaborates with the production team throughout the preconstruction phase in reviewing plans and specifications for constructability concerns and establishing general project requirements.

Creates, maintains, and oversees the preconstruction/design schedule for projects.

Possesses the capability to manage and monitor multiple preconstruction projects simultaneously.

Oversees the subcontractor prequalification process and ensures that selected subcontractors possess the necessary experience and financial capacity to execute the project.

Reviews design documents for accuracy to obtain precise pricing from subcontractors and suppliers, and generates value engineering suggestions.

For self-performed scopes, prepares quantity take-offs and estimated costs of materials, labor, and specialized equipment per project specifications.

Ensures that self-performed estimates align with project requirements.

Understands how to formulate proper bid packages and collaborates with the design team on the necessary information for each package to ensure complete bids and provide the production team with the correct information needed to initiate production or maintain the project schedule.

Manages the subcontractor/vendor solicitation process, ensuring that team members are involved in the approval process for all bid lists.

Supervises and/or drafts specific and general instructions to bidders and required bid forms.

Evaluates subcontractor/supplier bids for compliance with contract requirements and determines acceptable bids.

Drafts project scope letters, project narratives, and develops project proposals as necessary.

Communicates and clarifies project budgets to clients, designers, and production teams.

Collaborates with the Chief Estimator in preparing all final estimates to be provided to the production and accounting teams for the establishment of project budgets.

Conducts a turnover meeting post-project award with product managers, project managers, and production teams.

Knowledge in the following CSI master format divisions: 01 General Requirements, 05 Metals, 06 Wood, 07 Thermal & Moisture Protection, 08 Openings, 09 Finishes, 21 Fire Suppression, 22 Plumbing, 23 HVAC, 26 Electrical, 27 Communications, and 28 Electronic Safety & Security.

Required Skills:

A minimum of ten (10) years of experience in commercial construction with at least four (4) years in estimating.

B.S. degree in Construction Management, Architectural Engineering, Mechanical Engineering, or equivalent field experience.

Experience in data centers is a significant advantage.

Strong independent sales capabilities for presentations and project pursuits.

Proven history of successful collaboration with internal teams and external clients, architects/engineers, and subcontractors.

Ability to make independent decisions.

Initiates and fosters relationships with team members and employees.

Makes authoritative decisions and recommendations that significantly impact company activities.

Exhibits a high degree of creativity, foresight, and mature judgment.

Determines program objectives and requirements, organizes programs and projects, and develops standards and guidelines for diverse activities.
