Job Summary

We are seeking a highly skilled and experienced Maintenance Supervisor to join our team at Affinity Property Management. As a key member of our maintenance team, you will be responsible for ensuring the upkeep and maintenance of our properties, providing excellent customer service to our residents, and working closely with our property managers to ensure seamless operations.

Key Responsibilities
  • Facilities Management
    • Inspect and maintain all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable)
    • Ensure preventative repairs are done on a regular basis
    • Ensure that recalled appliances are promptly replaced
  • Asset Preservation
    • Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations
    • Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable)
  • Resident Experience
    • Complete work orders within 24 hours of submission to the community members satisfaction
    • Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal
  • Administrative
    • Comply with all Fair Housing and Equal Housing Opportunities requirements
    • Comply with appropriate state landlord/tenant statutes
    • Comply with OSHA safety regulations
Requirements
  • Education and Experience
    • High School Diploma or equivalent
    • 2+ years of experience in multi-family maintenance
  • Skills and Abilities
    • General knowledge of various maintenance functions, including groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, ordering inventory
    • Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, and engage in cost/benefit analytical decision-making, and ambition for continuous professional development
Work Environment

Approximately 90% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, scaffolds, ladders and maneuver walkways

Approximately 10% in office environment using computer or tablet and phone

Frequent lifting, pushing, carrying or pulling of 20-50 pounds

Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures

May be required to work weekends
