HEALTH AND SAFETY REQUIREMENTS

KEY RESPONSIBILITIES
Utilize advanced skills to conduct intricate preventive maintenance and corrective repairs of facilities, industrial systems, vehicles, equipment, and grounds. Operate under limited supervision while monitoring building system operations and performance. Employ various trade skills, including carpentry, plumbing, electrical work, painting, roofing, and HVAC systems.

ESSENTIAL DUTIES
1. Adhere to all relevant codes, regulations, and company directives concerning building operations and safety.
2. Inspect building systems such as fire alarms, HVAC, and plumbing to ensure equipment operates within design specifications and meets environmental conditions set by clients.
3. Coordinate and evaluate the work performed by external contractors, including landscaping, snow removal, remodeling, HVAC, plumbing, and cleaning services.
4. Execute assigned repairs and preventive maintenance tasks, maintaining accurate records of maintenance and repairs.
5. Review work orders, estimate time and materials required for repairs, and procure necessary supplies.
6. Implement an energy management program to optimize system operations and minimize operating costs.
7. Maintain the building's lighting system, including repairs or replacements of elements and ballasts.
8. Perform welding, carpentry, furniture assembly, and locksmith tasks as required.
9. Respond promptly to emergency situations, calling for additional assistance when necessary.
10. Undertake other duties as assigned.

SUPERVISORY RESPONSIBILITIES
This position does not include formal supervisory responsibilities but may involve providing informal assistance such as technical mentorship and training to colleagues.

QUALIFICATIONS
To excel in this role, candidates must demonstrate the ability to perform essential duties satisfactorily. Reasonable accommodations may be made for individuals with disabilities.

EDUCATION AND EXPERIENCE
A high school diploma or GED is required, along with a minimum of four years of relevant experience or trade school training.

CERTIFICATIONS
Universal CFC certification is preferred, along with additional certifications in areas such as electrical, mechanical, HVAC, refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair, as required by local or state regulations.

COMMUNICATION SKILLS
Ability to comprehend and interpret instructions, correspondence, and memos, and to ask clarifying questions for better understanding. Proficient in writing routine reports and responding to inquiries from clients and colleagues.

FINANCIAL KNOWLEDGE
Basic understanding of financial terms and principles is necessary, including the ability to calculate simple figures such as percentages.

REASONING ABILITY
Ability to solve practical problems and manage various concrete variables in situations with limited standardization. Intermediate analytical skills are required.

OTHER SKILLS AND ABILITIES
Proficient in using personal computers and/or PDAs for work order systems, email, and training. Basic skills in Microsoft Office Outlook are necessary. Physical requirements include the ability to stoop, stand, walk, climb stairs/ladders, and lift/carry heavy loads of 50 lbs or more.
