Job Summary

We are seeking a highly skilled and motivated Assistant Property Manager to join our team at Quantum Real Estate Management LLC. The successful candidate will be responsible for assisting the Property Manager in maintaining the physical asset and maximizing financial returns.

Key Responsibilities
  1. Assist the Property Manager in supervising maintenance staff, including building maintenance manager and contract workers.
  2. Coordinate scheduling of maintenance work and establish a rotating schedule of personnel for emergency maintenance.
  3. Conduct regular follow-up inspections on maintenance work and make recommendations for physical repairs, replacements, and improvements.
  4. Supervise vacant apartment make-ready procedures and ensure timely payment of rents.
  5. Process residential applications in property management software and eliminate lost revenues due to vacancies.
  6. Enforce evictions for non-payment of rent and exercise sound judgment regarding property expenditures.
  7. Assist in preparation of advertising and marketing programs, as well as weekly and monthly reports.
  8. Provide for resident recruitment, selection, qualification, lease administration, and apartment preparation for move-ins.
  9. Ensure compliance with fair housing guidelines and HUD guidelines.
Requirements
  • Knowledge of property management software and HUD procedures.
  • Ability to work independently and as part of a team.
  • Excellent communication and problem-solving skills.
  • Ability to prioritize tasks and manage multiple projects simultaneously.
