POSITION: Maintenance Assistant

REPORTS TO: Lead Maintenance Technician and Manager

ROLE SUMMARY: In collaboration with the manager and senior maintenance technician, the primary responsibility of the Maintenance Assistant is to ensure that all vacated apartments are efficiently restored to "market ready" condition in accordance with the manager's schedule.

DUTIES AND RESPONSIBILITIES

TRAINING:

  • Complete all required training courses by the specified deadlines. Commissions and bonuses will not be awarded to individuals with overdue training.

GENERAL RESPONSIBILITIES:

  • Conduct all operations in compliance with company policies and procedures, as well as state and federal regulations.
  • Inspect vacated apartments and complete checklists related to make-ready tasks. Notify the senior maintenance technician and manager of necessary services and repairs.

Regularly perform the following tasks to restore apartments to "market ready" status:

  • Check and replace light fixtures as needed.
  • Repair or replace windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets.
  • Inspect appliances and report any issues to the senior maintenance technician.
  • Assist in the removal or installation of appliances in apartments.
  • Produce keys as required.
  • Examine faucets and sink plugs, making repairs or replacements as necessary. Replace washers when needed and perform exterior repairs to sinks and bathtubs when warranted.
  • Assist with painting tasks as requested, including transferring paint from storage to apartment units.
  • Repair or replace window treatments, ceiling fans, and similar items.
  • Patch plaster holes in walls and paint as necessary.

MAKE-READY TASKS:

  • Inspect bathroom tiles and perform minor repairs or replacements.
  • Change air conditioning filters.
  • Operate carpet cleaning equipment to maintain cleanliness.
  • Assist during the removal of trash from apartments, including moving heavy items to disposal areas.
  • Replace locks on vacant units as needed for new residents.
  • Produce new keys upon request.
  • Help maintain clean grounds at all times.
  • Support maintenance tasks as needed.
  • Deliver notices to all apartments.
  • Report supply needs to the manager or senior maintenance technician.
  • Perform additional tasks as assigned by the manager or senior maintenance technician.
QUALIFICATIONS

Must meet all physical requirements and be able to follow directions.

Work Hours: 40 hours per week, typically from 8:30 a.m. to 5:30 p.m., Monday through Friday. Weekly schedules may vary as needed, including potential weekend work.

Equipment Requirements: Must wear appropriate safety gear, including back-support belts and gloves as tasks dictate. Proper footwear is required.

PHYSICAL REQUIREMENTS:

  • Constant need (66% to 100% of the time) to be on feet.

Regular physical activities include:

  • Bending, stooping, squatting, and kneeling for routine cleaning and debris removal.
  • Climbing stairs to access multi-level apartments.
  • Moving light furniture and appliances, opening and closing doors.
  • Reaching above shoulder height for cleaning tasks.
  • Climbing ladders for various duties.
  • Handling cleaning tools and equipment with dexterity.

WORKING ENVIRONMENT:

  • Primarily indoors, with occasional outdoor tasks.
  • Exposure to cleaning solvents and paint fumes may occur.
  • Frequent need to work in awkward or confined positions.

REASONING DEVELOPMENT:

  • Moderate reasoning skills are required to apply common sense in carrying out simple instructions and handling standardized situations.
