JOB SUMMARY:
In collaboration with the manager and senior maintenance technician, the primary role of the Assistant Maintenance is to ensure that all vacated apartments are meticulously restored to a "market-ready" condition promptly and in accordance with the manager's schedule.

Duties and Responsibilities

TRAINING:

  • Complete all required training courses by the designated deadlines. Commissions and bonuses will not be issued for any outstanding training courses.

GENERAL RESPONSIBILITIES:

  • Conduct all operations in compliance with company policies and procedures, as well as state and federal regulations, including OSHA, ADA, and Fair Housing.
  • Inspect vacated apartments and complete checklists regarding make-ready tasks. Notify the senior maintenance technician and manager of any necessary services and repairs.

Regularly perform the following tasks to restore apartments to "market-ready" status:

  • Check and replace light fixtures as needed.
  • Repair or replace windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets.
  • Inspect appliances and report any issues to the senior maintenance technician.
  • Assist in the removal or installation of appliances in apartments.
  • Produce keys as required.
  • Examine faucets and sink plugs, making repairs or replacements as necessary. Replace washers when needed. Conduct exterior repairs to sinks and bathtubs when warranted.
  • Assist with painting tasks as requested, including transferring paint from storage to apartment units when painting is scheduled.
  • Repair or replace window treatments, ceiling fans, and similar items.
  • Patch plaster holes in walls and paint as required.

MAKE-READY TASKS:

  • Inspect bathroom tiles and perform minor repairs or replacements.
  • Change air conditioning filters.
  • Operate carpet cleaning equipment to maintain cleanliness.
  • Assist during the clearing of apartments, including moving heavy items to disposal areas.
  • Replace vacancy locks on the day the lock is changed for new residents. Change out mailbox locks upon request.
  • Create new keys as needed.
  • Help maintain cleanliness of the grounds at all times.
  • Provide assistance to maintenance staff when requested.
  • Deliver notices to all apartments.
  • Report supply needs to the manager or senior maintenance technician.
  • Perform additional tasks as assigned by the manager or senior maintenance technician.
Qualifications

Must meet all physical requirements and be able to follow directions.

Work Hours: 40 hours per week, Monday through Friday. Weekly schedule may vary as needed, and weekend work may be required.

Equipment Requirements: Must wear appropriate safety gear as tasks dictate, including back-support belts and gloves. Proper footwear is essential.

Physical Requirements:

  • Constant need (66% to 100% of the time) to be on feet.

Regular physical activities include:

  • Bending, stooping, squatting, and kneeling for routine cleaning and debris removal.
  • Climbing stairs to access multi-story apartments.
  • Moving light furniture and appliances, opening and closing doors.
  • Reaching above shoulder height for cleaning tasks.
  • Climbing ladders for maintenance duties.
  • Handling cleaning tools and equipment with dexterity.

WORKING ENVIRONMENT:

  • Primarily indoors, with occasional outdoor tasks.
  • Exposure to cleaning solvents, adhesives, and paint fumes may occur.
  • Frequent need to work in awkward or confined positions.

REASONING ABILITY:

  • Moderate reasoning skills are required to apply common sense in carrying out simple instructions and to handle standardized situations with minimal deviations.
