Job Summary

We are seeking a highly skilled and experienced Maintenance Director to join our team at HRA. As a key member of our community, you will be responsible for ensuring the residence and grounds are in good repair and provide a safe and attractive environment for residents, family members, and guests.

Key Responsibilities
  • Inspect residence and grounds regularly to identify areas in need of repairs
  • Respond promptly to all requests for repairs or maintenance concerns
  • Perform Manager On Duty responsibilities when assigned
  • Assist with resident move-ins and move-outs
  • Prepare resident rooms and apartments for new residents
  • Maintain grounds, coordinate lawn service, and other outdoor grounds service as required
  • Test fire protection systems and schedule regular inspections
  • Test residence security systems on a regular basis
  • Maintain HVAC system to ensure a comfortable temperature in the community
  • Ensure an effective lighting system in the community
  • Ensure plumbing system is in compliance with code and working properly at all times
  • Secure all maintenance equipment to prevent injuries to residents, associates, and visitors
  • Provide proper removal and disposal of trash
  • Conduct regular safety inspections, fire drills, emergency evacuation drills, etc.
  • Participate in training associates in safety issues, emergency situations, and safe practices
  • Participate in the recruitment and hiring of maintenance, housekeeping, and laundry associates (if applicable)
  • Manage time and assignments of maintenance technicians, housekeeping, and laundry associates (if applicable) to meet the needs of the community
Requirements
  • High school education; Associates or Bachelors degree preferred
  • Minimum of one (1) year in general maintenance experience required
  • Minimum of one (1) year of supervision or management experience preferred
  • Able to communicate effectively with all levels of management, associates, residents, family members, and outside contacts
  • Knowledge of Federal and State safety and fire codes
  • Knowledge of OSHA regulations and MSDS
  • Experience with Microsoft Office and Outlook software preferred
  • Able to make independent decisions
  • Able to seek out new methods and willing to incorporate them into existing practices when applicable
