About the Role:

We are seeking a highly skilled and experienced Environmental Services Director to join our team at New Perspective Senior Living. As a key member of our leadership team, you will be responsible for overseeing and directing the maintenance and housekeeping department, ensuring that our communities provide a safe and healthy environment for our residents.

Key Responsibilities:

  • Supervise and direct maintenance and housekeeping team members in completing tasks and projects.
  • Ensure compliance with federal and state laws, regulations, and company policies and procedures.
  • Recruit, hire, train, discipline, and terminate maintenance and housekeeping team members.
  • Oversee maintenance of community systems, including plumbing, electrical, HVAC, elevators, and kitchen systems.
  • Manage capital expenditures and special projects.
  • Determine action to be taken for major repairs and negotiate rates with third-party vendors.
  • Direct set-up and break down for community events.
  • Develop and manage the monthly/annual budget for the maintenance department.
  • Maintain maintenance logs, fire drill logs, water temperature logs, and records of disaster drills.
  • Oversee the TELS preventative maintenance management process.
  • Ensure 72-hour room turnover and readiness.
  • Conduct retention activities to ensure adequate levels of engaged team members.
  • Perform minor carpentry, flooring, painting, and maintenance functions, if needed.
  • Communicate and interact with residents, families, and team members in a kind, respectful, and effective way.
  • Memorize social histories to engage with residents.
  • Champion hospitality and deliver excellent customer service to residents, families, visitors, and vendors.
  • Attend and participate in team meetings, including New Perspective Town Hall and departmental meetings.
  • Satisfy and monitor education needs through the Learning Management System and other resources.
  • Ensure that an attractive home environment exists at all times, fostering engagement, socialization, and purposeful living.

Requirements:

  • Associate degree or equivalent training/certification with strong knowledge of plumbing, electrical, HVAC, elevators, and kitchen systems.
  • Possession of a valid boiler license or willingness to obtain certification within a specified timeframe.
  • Ability to manage other personnel in the performance of maintenance tasks.
  • Ability to prioritize maintenance projects.
  • Experience working with older adults in senior living, long-term care, home health, or other health care settings.
  • Ability to work in a team environment, with strong communication and interpersonal skills.
  • Empathy for the challenges experienced by residents, families, and team members, and the problem-solving skill sets to support them.
  • Strong computer skills and ability to interact with a variety of electronic devices.
  • Ability to communicate effectively verbally and in writing using the English language.
  • Ability to handle multiple tasks simultaneously.
  • Ability to work a flexible schedule, including weekends and holidays.
