Key Responsibilities
  • Leadership and Supervision
    • Supervise and direct maintenance and housekeeping team members in completing tasks and projects.
    • Ensure that all team members follow company policies and procedures.
  • Maintenance and Repair
    • Oversee the maintenance of community plumbing, electrical, HVAC, elevators, and kitchen systems.
    • Manage capital expenditures and special projects.
    • Determine action to be taken for major repairs and negotiate rates with third-party vendors.
  • Operations and Logistics
    • Direct set-up and break down for community events.
    • Develop and manage the monthly/annual budget for the maintenance department.
    • Maintain maintenance logs, fire drill logs, water temperature logs, and records of disaster drills.
  • Team Development and Engagement
    • Conduct retention activities to ensure adequate levels of engaged team members.
    • Perform minor carpentry, flooring, painting, and maintenance functions, if needed.
    • Communicate and interact with residents, families, and team members in a kind, respectful, and effective way.
  • Quality and Customer Service
    • Champion hospitality and deliver excellent customer service to residents, families, visitors, and vendors.
    • Know your residents and memorize social histories to engage with residents.
  • Professional Development
    • Attend and participate in team meetings, including New Perspective Town Hall and departmental meetings.
    • Satisfy and monitor education needs through the Learning Management System and other resources.
Requirements
  • Education and Experience
    • Associate degree or equivalent training/certification with strong knowledge of plumbing, electrical, HVAC, elevators, and kitchen systems.
    • Ability to manage other personnel in the performance of maintenance tasks.
  • Skills and Abilities
    • Ability to prioritize maintenance projects.
    • Experience working with older adults in senior living, long-term care, home health, or other healthcare settings.
    • Ability to work in a team environment and communicate effectively verbally and in writing.
