Position Overview:

The organization is seeking a Facilities Maintenance Supervisor to oversee maintenance operations.

Qualifications and Skills:
  • High school diploma or equivalent with some technical training or college coursework.
  • A minimum of three (3) years of experience in a service-oriented role.
  • Must possess and maintain a valid driver's license.
  • Certification in Facilities Management or Maintenance Management supervision is required within one (1) year of employment, or at least three (3) years of relevant experience.
  • OSHA 10 Hour General Industry training is necessary or must be obtained within one (1) year of employment.
  • Excellent written and verbal communication skills are essential; proficiency in English is required.
  • Proficient in computer applications, including Outlook, word processing, and data entry, with experience in Computerized Maintenance Management Systems (CMMS).
  • Exhibit professionalism, strong customer service skills, dependability, and a positive demeanor, particularly in interactions with older adults.
  • Ability to adapt to evolving organizational needs and work flexible hours as required.
Key Responsibilities:
  • Recruit, train, schedule, supervise, and evaluate staff within the Maintenance Department for a 24/7 operation, providing hands-on coaching to foster employee growth and organizational success.
  • Ensure the completion of routine maintenance tasks, with personal involvement up to 20% of scheduled time.
  • Maintain high standards of facility upkeep, including common areas, mechanical and electrical systems, and residential units.
  • Ensure compliance with all relevant codes and regulations, interacting with officials as necessary.
  • Collaborate with the Maintenance Communications Specialist to assign and track work orders through a CMMS.
  • Work with the Director of Maintenance to establish annual budgets and departmental goals.
  • Engage with vendors and contractors for estimates, purchase orders, and invoice approvals.
  • Develop and implement a comprehensive Preventative Maintenance program.
  • Oversee life-safety systems and ensure readiness for emergencies.
  • Manage small-scale capital projects and facility improvements.
  • Ensure organized storage and compliance with building codes across various storage areas.
  • Supervise the Maintenance Department Shop, ensuring tools are maintained and organized.
  • Collaborate with other departments to achieve strategic objectives.
  • Promote a culture of Continuous Quality Improvement.
  • Stay informed about industry changes and participate in ongoing professional development.
  • Adhere to safety, security, and confidentiality policies while ensuring compliance among staff.
  • Maintain positive relationships with residents, families, and staff, ensuring resident rights are upheld.
General Maintenance Duties:
  • Respond to maintenance requests from residents and staff.
  • Assist with the setup and assembly of new equipment and furnishings.
  • Manage the movement and storage of items as needed.
  • Support seasonal decorating efforts and community events.
  • Oversee waste management and recycling programs.
  • Conduct security rounds and assist with snow removal operations.
