Position Overview:

Bender Companies is in search of an Area Operations Manager to play a pivotal role in our property management operations, ensuring the successful execution of company objectives and business strategies. We value individuals with a positive, can-do attitude.


Key Qualifications:
  • Minimum of 1 year of experience as a regional manager in the apartment sector, overseeing at least 1,000 units across 5+ communities.
  • Demonstrated positive attitude and commitment to achieving a shared goal of providing quality housing for residents.
  • Strong financial management skills.
  • Experience managing a team of 20 or more personnel.
  • Exceptional organizational skills with the ability to manage multiple projects simultaneously.
  • Undergraduate degree in Business Management/Administration or a related field is preferred.
  • Proficiency in Microsoft Office Suite (Excel, PowerPoint, Word).
  • Familiarity with property management software such as Appfolio is advantageous.
  • Excellent communication and problem-solving abilities.
  • CPM or similar designation is preferred.
  • Brokers License is a plus but not mandatory.
  • Willingness to travel as required.
  • Detail-oriented with a passion for the industry.
  • Ability to prioritize tasks effectively.
  • Proactive approach to problem-solving.

Responsibilities:

As the Area Operations Manager, you will oversee the on-site staff, manage collections, leasing, turnover, and maintenance programs, and ensure optimal property performance.

This role demands a leader who thrives in a fast-paced environment and is adept at providing solutions to challenges. The position requires advanced leadership capabilities, financial acumen, and operational excellence.


Core Duties Include:
  • Supervising property expenditures and collections while collaborating with Community Managers to enhance operations.
  • Monitoring leasing activities and unit turnovers.
  • Approving Purchase Orders and reviewing financial obligations.
  • Guiding Managers in obtaining bids for various projects and service contracts, ensuring compliance with budgetary constraints.
  • Managing vendor relationships and contracts.
  • Overseeing renovation projects and capital expenditure initiatives.
  • Recruiting and terminating Community Managers in alignment with company policies.
  • Training and supervising Community Managers and on-site staff as necessary.
  • Conducting regular site visits and inspections to ensure operational efficiency and safety.
  • Leading the team in drafting annual budgets and forecasting future spending needs.
  • Assisting with the preparation of monthly investor reports, including variance reports and key performance indicators.
  • Supporting the acquisitions team with due diligence and project budgeting.

Work Environment:

This role will involve frequent property visits, typically 3-4 days per week, depending on scheduling needs.

We are specifically seeking someone to manage a region of our properties, with potential travel to neighboring areas as required.
