Position Summary:


The L399 Engineer Trainee plays a crucial role in supporting the Chief Engineer and Building Engineers in the effective management and upkeep of all mechanical, electrical, plumbing, and various building systems. This position also involves performing additional tasks as directed by the Property Manager.

The duties will be executed with a focus on high-quality maintenance and the efficient operation of the facilities.

Key Responsibilities:
- Conduct daily assessments of all mechanical areas, including penthouses, common areas, washrooms, stairwells, and the building's exterior.
- Perform weekly evaluations of all unoccupied spaces.
- Regularly inspect roofs, drains, and flashings.
- Carry out documented monthly checks of emergency lighting, fire extinguishers, fire alarm systems, and local door alarms.
- Assist in establishing and maintaining an effective care and maintenance program for all mechanical systems.
- Support the development and ongoing management of a preventive maintenance schedule, which includes:
- Lubricating motors per manufacturer or industry standards and maintaining logs for review.
- Inspecting fan belts for wear and documenting changes.
- Scheduling and logging filter replacements.
- Regularly testing and treating HVAC water systems as instructed.
- Address all building or equipment issues as directed by the Chief Engineer.
- Maintain an inventory of major building equipment, tools, and spare parts.
- Continuously evaluate systems to ensure optimal efficiency and energy conservation.
- Respond to tenant concerns regarding mechanical systems as directed.
- Read and log energy consumption meters monthly.
- Perform minor carpentry tasks, such as hanging bulletin boards and repairing furniture.
- Conduct lamp and ballast replacements.

- Execute minor plumbing repairs, including replacing toilet seats, repairing Sloan valves, and fixing sink faucets and traps.

Be present on-site during all contractual or other repair work as needed.
- Respond promptly to building emergencies as instructed.
- Clear debris from building entrances and emergency exits.
- Monitor all moves within the building as directed by the Chief Engineer.
- Regularly inspect building areas and report cleaning issues; remove graffiti promptly.
- Note special requests or complaints in the cleaners' logbook.
- Ensure all outdoor and common area lighting is functioning correctly and that areas are safely illuminated.
- Report any suspicious activity to the Property Manager.

Qualifications:

Education:
High school diploma or GED is required.
Completion of a job-related associate degree (AA) is preferred.

Experience:
Completion of a job-related apprenticeship program is preferred.
Participation in advanced job-related training programs is preferred.

Certifications:
A valid driver's license is required, along with any other necessary licenses or certifications as mandated by law.

Completion of coursework or certification in core competencies such as HVAC, basic electrical, plumbing, piping and fluid-handling systems, refrigeration, or building automation systems is preferred.


Technical Skills:
Ability to access and utilize computer programs relevant to the position.
Capability to read and interpret technical documents.
Effective communication skills in English, both written and verbal.
Ability to perform mathematical functions pertinent to the role.
Strong problem-solving skills.

Working Conditions:
Must possess mechanical aptitude and manual dexterity, capable of engaging in strenuous activities for extended periods.

Must be able to lift and move loads as required, bend, and work in kneeling positions for extended durations.

Must be able to climb stairs and ladders, work at heights, enter tight spaces, and endure varying temperatures.


Compensation:
$18.25 per hour
