Position Summary

The Project Manager will play a pivotal role in the Northeast division, overseeing various aspects of construction enhancements on both new and existing properties. This position will be under the guidance of the Northeast Senior Development Manager.

Key Responsibilities

  • Establish and nurture effective relationships with property managers, designers, and contractors.
  • Source and manage design and construction services through collaboration with existing and new consultants or contractors.
  • Lead a team of professionals to execute Capital Projects as outlined in the annual budget.
  • Oversee the financial and timeline aspects of capital expenditure projects, including significant tenant improvements and larger capital projects.
  • Formulate a comprehensive Capital Improvement Execution Plan, identifying potential capital savings opportunities.
  • Engage in due diligence for new investment properties.
  • Provide updates on project progress and completion, including any unbudgeted initiatives.
  • Respond to Build to Suit or Leasing RFPs by developing site plans, floor plans, and assessing tenant specifications while adhering to budgets and timelines.
  • Maintain and monitor project management reporting deliverables on a weekly and monthly basis.
  • Prepare necessary improvements following lease terminations.

Qualifications

  • Exceptional written and verbal communication skills, capable of engaging with a diverse range of stakeholders including executives, municipal authorities, and industry professionals.
  • Strong understanding of financial analysis relevant to development and construction projects.
  • Excellent interpersonal skills with the ability to thrive in a fast-paced and dynamic environment.

  • Aptitude for acting as an effective liaison among key team members.

  • Creative and market-aware, with the ability to identify trends and implement innovative solutions.

  • Willingness to travel as required.
  • Bachelor's degree is mandatory, preferably in real estate, construction management, or engineering.
  • A minimum of 4 years of experience in commercial real estate development and construction, particularly in industrial projects.
  • Experience collaborating with municipalities to process plans and documentation.
  • Functional knowledge of preparing and reviewing contractor and consultant proposals, agreements, and contracts.
