Job Overview

At Van Metre Companies, we recognize that our employees are vital to our success and culture. We are currently seeking a dedicated individual for the role of Property Manager. This position involves overseeing the operations of our residential community.

The ideal candidate will be a proactive self-starter with a keen eye for detail, demonstrating exceptional operational, customer service, and sales abilities. Reporting to the Regional Manager, the Property Manager will be responsible for optimizing property occupancy through effective management of the property’s maintenance and overall condition. Additionally, the candidate will be expected to navigate the budgeting process, manage expenses, and drive revenue growth.

Key Responsibilities:

  • Lead the Service Manager and oversee the team to ensure compliance with company standards and effective market readiness inspections.
  • Provide training, coaching, and mentorship to team members.
  • Deliver outstanding customer service to both current residents and prospective tenants.
  • Prepare annual budgets and quarterly forecasts.
  • Assist in formulating pricing strategies and concessions based on market conditions.
  • Monitor sales activities and marketing efforts.
  • Assist in tracking property income and budget adherence.
  • Conduct regular meetings with leasing and maintenance teams.
  • Prepare maintenance bids and negotiate contracts.
  • Compile data for financial reporting.
  • Oversee property income and expenses.
  • Stay informed on local and federal fair housing regulations and landlord-tenant laws.
  • Manage account receivables for current and past residents.
  • Facilitate the eviction process when necessary.
  • Ensure all required paperwork and reports are completed accurately.
  • Handle deposit accounting for move-outs.
  • Maintain regular follow-up on leads.
  • Prepare sales administrative reports.
  • Monitor lease renewals.
  • Perform other duties as assigned by the Regional Manager.

Qualifications:

  • Minimum of 2 years of experience in Property Management.
  • Familiarity with Yardi software and other relevant computer skills is preferred.
  • Experience with financial management and budgeting is essential.
  • A goal-oriented mindset with excellent customer service, organizational, and communication skills.
  • Strong written and verbal communication abilities.
  • Professional interaction with residents and customers is a must.

Work Schedule: Standard hours are Monday through Friday, with occasional weekend work as needed.

  • Hourly Rate: $31.00 (commensurate with experience and qualifications).
  • Annual Bonus Potential: $10,000, distributed quarterly.
  • Leasing and Renewal Commissions.
