Job Title: Maintenance Support Specialist

Reports To: Chief Engineer

Job Overview:

The Maintenance Support Specialist directly assists the Chief Engineer (Head Janitor) in various tasks. Responsibilities may differ based on the location, but generally include performing routine upkeep duties for the building. This encompasses tasks such as painting, minor electrical work, plumbing, carpentry, and maintaining heating and ventilation systems, alongside various cleaning procedures.

Primary Responsibilities:

  • Execute assigned work orders as directed by the Chief Engineer or Property Manager.
  • Replace lightbulbs throughout the property as necessary.
  • Maintain vacant units by ensuring plumbing fixtures, refrigerators, and gas or electric ranges are clean and presentable for rental.
  • Clean building floors through sweeping, mopping, scrubbing, or vacuuming, including common areas like party rooms and laundry facilities.
  • Vacuum carpets and perform spot cleaning, shampooing, and extraction as needed.
  • Dust and clean furniture, blinds, and other surfaces, while monitoring and caring for indoor plants.
  • Service and disinfect restrooms, restocking soap and paper supplies as required.
  • Dispose of ashes and refuse in designated receptacles.
  • Identify and report safety hazards while maintaining cleanliness in common areas to prevent accidents.
  • Stay informed about safety programs and requirements, ensuring diligent prevention measures are taken.
  • Follow protocols for using chemical cleaners and power equipment to avoid damage to property.
  • Notify management of any major repair needs or enhancements to building systems.
  • Set up and arrange furniture and equipment for events.
  • Track supply inventory and inform management when cleaning supplies are low.
  • Manage waste removal and proper disposal of waste and recycling materials.
  • Assist in snow removal and salting during winter months.
  • Change locks and create keys as needed.
  • Help relocate abandoned furniture and appliances to disposal areas when necessary.

Tenant Relations:

  • Deliver prompt and friendly service to residents, ensuring their needs are met in a manner that reflects positively on the company.
  • Respond swiftly to emergency maintenance requests from tenants as directed by the Chief Engineer.

Other Duties:

  • Ensure compliance with company policies and local regulations.
  • Participate in company meetings and connect with colleagues to share best practices.
  • Adhere to safety regulations as outlined by federal, state, and local laws.
  • Utilize and maintain safety equipment according to established standards.
  • Maintain required certifications and training as mandated by union and housing regulations.
  • Perform additional duties as assigned by management.

Qualifications:

  • Minimum of 2 years' experience in janitorial and building maintenance.
  • High school diploma or GED.
  • Familiarity with HVAC, plumbing, electrical, carpentry, and mechanical systems is advantageous.
  • Universal CFC certification is required.
  • Ability to work independently and as part of a team.
  • Effective communication skills, both verbal and written.
  • Proficient in using computers and automated systems.
  • Reliable, responsible, and able to maintain good attendance.
  • Must enroll in required training programs.

Availability and Work Hours:

40-hour work week with flexibility for evenings, weekends, and holidays as needed. Occasional overtime may be required.

Physical Requirements:

  • Ability to lift, carry, walk, sit, push, pull, climb ladders, and perform repetitive motions.
  • Must be able to stand for extended periods and lift/carry up to 51 pounds.
  • Must have normal vision and hearing capabilities.
  • Adhere to safety guidelines while performing job duties.
