SUMMARY
The Maintenance Support Specialist is a union-represented role dedicated to ensuring the cleanliness and safety of the property's exteriors, communal areas, vacant units, sidewalks, and alleyways.

This position involves executing timely service requests, implementing quality make-ready programs, and managing cost-effective inventory for the property. Additionally, the Maintenance Support Specialist may assist with basic maintenance tasks, including groundskeeping and janitorial duties as needed.

Key Responsibilities:
- Complete tasks as directed by the Head or Assistant Head Janitor or property manager.
- Participate in an emergency on-call schedule for evenings, weekends, and holidays.
- Conduct scheduled maintenance on all equipment following manufacturer guidelines.
- Periodically inspect all units, buildings, and public areas, performing necessary repairs and janitorial support.
- Replace outdoor and hallway lighting as well as public area illumination.
- Maintain knowledge of water and gas meter cutoffs, apartment fixture cutoffs, and sewer cleanouts.

Maintain cleanliness and order in the following areas:
- Office, maintenance room, hallways, porches, public areas (laundry room, basement), backyard, and exterior of the building.
- Perform minor and routine tasks such as painting, plumbing, electrical wiring, and other maintenance activities using hand tools.
- Clean and replace air conditioning filters.
- Ensure storage areas and entrances are secure and well-lit.
- Assist with apartment 'move-in' and 'move-out' inspections and unit turnover.
- Conduct repairs on forced air furnaces and perform minor repairs on steam and hot water systems.
- Engage in all maintenance projects.

Additional Responsibilities:
- Perform light electrical repairs on appliances, fixtures, switches, outlets, and circuits.
- Conduct light plumbing work such as clearing stoppages and replacing fittings.
- Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
- Execute painting tasks for both interior and exterior.
- Carry out carpentry work including fitting doors, freeing windows, and building shelves.

Grounds Maintenance:
- Assist with snow removal, lawn care, and gardening as necessary.
- Repair concrete, masonry, roofing, and fencing when required.
- Provide limited extermination services when necessary.
- Report concerns to immediate supervisors.

Compliance and Safety:
- Perform all work in accordance with company safety standards, OSHA regulations, and health codes.
- Maintain a clean work area daily.
- Assist at other properties as needed and perform additional duties as assigned.

WORKING ENVIRONMENT
The Maintenance Support Specialist operates in a residential apartment setting, engaging in both indoor and outdoor tasks while fulfilling the essential functions of the role. The position requires adaptability to various environmental conditions, including cold, hot, wet, humid, and clean settings.

PHYSICAL DEMANDS
The physical requirements of this role include standing, walking, using hands, reaching, lifting, bending, squatting, climbing, and crawling throughout the day. The employee must be capable of lifting and/or moving up to 50 pounds regularly. A variety of hand and power tools, chemicals, and paints will be utilized.

MINIMUM QUALIFICATIONS
- High school diploma or equivalent.
- Sufficient experience to demonstrate strong working knowledge of maintenance and repair practices.
- Minimum of 3 years of relevant experience, preferably in a similar environment.
- At least one year of experience in customer service and one year in apartment maintenance combined.
- Must obtain UPCS Inspections certification.
- Personable and trustworthy with a commitment to safety.
