SUMMARY
The Maintenance Support Specialist is a union-represented role dedicated to ensuring the cleanliness and safety of property exteriors, public spaces, vacant units, sidewalks, and alleyways.

This position involves executing timely service requests, implementing quality make-ready programs, and managing cost-effective inventory for the property. Additionally, the Maintenance Support Specialist may assist with basic maintenance tasks, including groundskeeping and janitorial duties as needed.

Key Responsibilities:
- Complete tasks as directed by the Head or Assistant Head Janitor or property manager.
- Participate in an emergency on-call schedule for evenings, weekends, and holidays.
- Conduct scheduled maintenance on all equipment according to manufacturer guidelines.
- Regularly inspect units, buildings, and public areas, performing necessary repairs and janitorial support.
- Replace outside and hallway lights, ensuring public area lighting is functional.
- Maintain knowledge of water and gas meter cutoffs, apartment fixture cutoffs, and sewer cleanouts.

Maintain cleanliness and order in:
- Office, maintenance room, hallways, porches, public areas (laundry room, basement), backyard, and exterior building.
- Perform minor painting, plumbing, electrical wiring, and other maintenance tasks using hand tools.
- Clean and replace air conditioner filters.
- Ensure storage areas and entrances are secured and adequately lit.
- Assist with apartment 'move-in' and 'move-out' inspections and unit turnover.
- Conduct minor repairs on heating systems and participate in all maintenance projects.

Additional Duties:
- Perform light electrical repairs on appliances, fixtures, switches, outlets, and circuits.
- Conduct light plumbing work, including clearing stoppages and replacing fittings.
- Replace broken glass, tile, carpet, screens, and other fixtures.
- Execute carpentry tasks such as fitting doors, freeing windows, and building shelves.
- Assist with custodial work in public areas by sweeping, mopping, vacuuming, and cleaning windows.

Grounds Maintenance:
- Assist with snow removal, lawn care, and gardening as necessary.
- Repair concrete, masonry, roofing, and fencing when required.
- Provide limited extermination services as needed.
- Report any concerns to immediate supervisors.

Safety and Compliance:
- Perform all work in accordance with company safety standards, OSHA regulations, and health codes.
- Maintain a clean work area daily and assist at other properties as needed.
- Undertake other duties as assigned.

WORKING ENVIRONMENT
The Maintenance Support Specialist operates in a residential apartment setting, working both indoors and outdoors while performing essential functions. The role requires adaptability to various environmental conditions, including cold, hot, wet, and dirty settings.

PHYSICAL DEMANDS
This position requires standing, walking, using hands, and reaching with arms. The employee must be able to lift and/or move up to 50 pounds regularly and utilize various hand and power tools. Regular attendance and punctuality are essential, with evening and weekend work required as per the on-call rotation.

MINIMUM QUALIFICATIONS
- High school diploma or equivalent.
- Sufficient experience to demonstrate strong knowledge of maintenance and repair practices.
- Minimum of 3 years of relevant experience, preferably in a similar environment.
- At least one year of experience in customer service and one year in apartment maintenance combined.
- Must obtain UPCS Inspections certification.
- Bilingual in English/Spanish may be required based on resident demographics.

UNION REPRESENTATION
This position is covered by a collective bargaining agreement with the SEIU Local 1 union.
