Position Summary:

We are currently in search of exceptional candidates for the position of Assistant Property Manager within one of our luxury communities.

In this role, you will play a pivotal part in a significant business initiative that has the potential to transform this vibrant city. Your enthusiasm for community engagement, coupled with outstanding organizational skills and critical thinking, will ensure the efficient financial and operational performance of the property. You will lead by example, executing tasks with excellence while upholding the highest standards of integrity.

Key Responsibilities:

Leadership:

  • Exemplify and promote the core values of Kane Realty Corporation in all interactions.
  • Assist the Property Manager in leading and managing the on-site team, ready to assume the lead role when necessary.

Financial and Administrative Management:

  • Act as the primary financial and administrative officer for the community, overseeing essential back-office functions for effective asset management.
  • Drive the achievement of financial objectives by managing resident payments and addressing delinquencies.
  • Support the budgeting process and financial management alongside the Property Manager.
  • Oversee security deposit management and ensure accurate record-keeping through regular audits.
  • Ensure compliance with resident insurance policies and manage office supplies for leasing staff.
  • Assist in software updates and track utility costs for efficient building system management.
  • Support the execution of vendor contracts as directed by the Property Manager.

Marketing and Leasing:

  • Collaborate with the Property Manager to establish optimal rent levels and leasing strategies.
  • Engage with prospective residents, conducting tours and following up to meet occupancy goals.
  • Assist in developing a monthly marketing calendar to enhance property visibility and attract qualified leads.
  • Participate in outreach events and maintain a professional network through community and industry involvement.

Resident Relations:

  • Work with the Resident Relations team during the renewal process to evaluate pricing and communication strategies.
  • Respond promptly to resident inquiries and ensure timely completion of work orders.
  • Help organize and execute resident events to foster community engagement.

Community Maintenance:

  • Assist the Property Manager and Maintenance Supervisor in ongoing facility management operations.
  • Conduct regular inspections to assess property quality and identify maintenance needs.
  • Support the maintenance and leasing teams by ensuring units are ready for new residents.

Qualifications:

  • Minimum of 2 years of professional experience, ideally in commercial real estate property management or related fields.
  • Proven success in problem-solving and achieving set objectives.
  • Familiarity with property management laws and regulations at various governmental levels.
