Job Overview

The Construction Project Coordinator plays a pivotal role in overseeing the construction site and ensuring effective project execution. This position involves managing various vendors, including subcontractors, inspectors, and internal staff. The Project Coordinator is accountable for maintaining high standards of work quality and safety throughout the project lifecycle.

Key Responsibilities

  • Collaborate with the Project Superintendent to define the transition of responsibilities, typically commencing after the drywall contractor completes their installation.
  • Follow directives from the Finish Superintendent regarding timelines and ensure all subcontractors are aligned to meet project deadlines.
  • Prepare a comprehensive final punch list before the cleaning phase and distribute it to subcontractors for the completion of their tasks, maintaining a record of all punch lists.
  • Address any final punch-out tasks that fall outside the scope of subcontractor responsibilities.
  • Manage significant construction-related callbacks after units have been occupied until the project reaches completion.
  • Account for all materials received for assigned tasks, including wood trim, interior doors, hardware, cabinets, countertops, and appliances.
  • Organize and distribute finished hardware to the appropriate subcontractors for installation, ensuring all entry door keys are properly tagged and labeled.
  • Secure all windows and doors, turn off lights and water heaters, and adjust thermostats to maintain energy efficiency at the end of each workday.
  • Prioritize safety by fostering a secure working environment for employees, subcontractors, vendors, suppliers, and clients, as well as ensuring a safe living space for residents.
  • Adhere to OSHA and environmental safety regulations.
  • Perform additional duties as required.

Qualifications

  • Proven experience in building and nurturing subcontractor relationships.
  • Exceptional communication, listening, and organizational skills.
  • Openness to receiving guidance and direction.
  • A strong desire to learn and develop the necessary skills for success.
  • Familiarity with Milhaus's services and processes, acquired through intellectual curiosity and technical aptitude.
  • Intermediate to advanced knowledge of various software applications, including MS Office.
  • Ability to work independently while effectively managing time and workload.
  • Capability to respond to common inquiries or complaints from clients and staff.
  • Ability to interpret and execute instructions provided in written, oral, or diagrammatic form.
  • Proficiency in drafting presentations, reports, proposals, and correspondence.
  • Competence in presenting information and addressing questions from management and staff.
  • Effective verbal communication skills for engaging with clients and team members.
  • Mathematical skills for calculating figures and percentages.
  • Analytical skills for identifying problems, gathering data, and drawing valid conclusions.
  • Aptitude for interpreting a wide range of instructions and managing various abstract and concrete variables.
  • Ability to work under pressure and accommodate extended hours when necessary.
