Position Title: Vice President or Director of Land Acquisition

FLSA Status: Salaried Exempt

Role Summary: We are in search of a seasoned and proactive professional to assume the role of Vice President or Director of Land Acquisition. This pivotal position involves spearheading land acquisition initiatives and significantly contributing to the strategic growth of our organization. The selected candidate will report directly to the Division President and work collaboratively with various stakeholders, including brokers, landowners, developers, and governmental entities.

Key Responsibilities:

  • Strategic Direction: Formulate and implement the land acquisition strategy in alignment with the company's objectives and market dynamics.
  • Team Leadership: Inspire and guide a team of land acquisition specialists, fostering an environment of excellence and high performance.
  • Opportunity Assessment: Identify and assess potential land acquisition prospects through comprehensive market analysis and feasibility studies.
  • Negotiation Expertise: Negotiate advantageous terms for land acquisitions, ensuring alignment with financial and legal standards.
  • Due Diligence Oversight: Manage thorough due diligence processes, including title examinations and environmental assessments.
  • Relationship Building: Develop and sustain productive relationships with external stakeholders to enhance land acquisition prospects.
  • Financial Evaluation: Conduct detailed financial analyses to assess the viability and profitability of potential acquisitions.
  • Market Intelligence: Stay informed on industry trends and regulatory changes affecting land acquisition and development.
  • Cross-Functional Collaboration: Work closely with internal departments to ensure smooth integration of land acquisitions into the overall business strategy.
  • Compliance Assurance: Ensure adherence to all relevant laws and internal policies throughout the acquisition process.

Qualifications:

  • Bachelor's degree in Real Estate, Business, Finance, or a related discipline; a Master's degree is advantageous.
  • Demonstrated experience in land acquisition within the homebuilding sector, with a proven record of successful transactions.
  • Strong leadership capabilities with a focus on team development and strategic decision-making.
  • Exceptional negotiation skills aimed at maximizing value and minimizing risks.
  • Proficient in financial analysis and modeling, with a solid grasp of real estate investment evaluation.
  • In-depth knowledge of zoning, entitlements, and environmental regulations.
  • Excellent communication and interpersonal skills, capable of engaging with diverse stakeholders.
  • Ability to excel in a dynamic, fast-paced environment while managing multiple tasks.
  • Familiarity with industry software and tools, such as GIS and financial modeling applications, is preferred.
  • Commitment to integrity and professionalism in all business interactions.
