Property Manager II Job Description

We are seeking a highly skilled and bilingual Property Manager II to oversee the daily operations of our apartment community in Chelsea, MA. As a key member of our team, you will be responsible for managing, marketing, and maintaining the property to meet the financial objectives of the owner and management company.

Key Responsibilities:

  • Collaborate with senior management to establish rent levels, review rent schedules, and oversee rent increases and renewals.
  • Maintain optimum occupancy levels by processing timely and accurate move-ins, move-outs, recertifications, and renewals.
  • Ensure property tenant files are organized, complete, and accurate, and that property software data is up-to-date.
  • Direct maintenance teams to implement maintenance programs and controls, and report property incidents, accidents, and injuries in accordance with company policy.
  • Prepare the property's annual budget for approval by senior management.
  • Provide accurate financial reporting and monthly variance reporting.
  • Solicit bids, process purchase orders and invoices, and ensure timely collection and deposit of rents and fees.
  • Use company directives to screen, hire, and train new personnel.
  • Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership.

Requirements:

  • High school diploma or GED equivalent.
  • 1-3 years of relevant work experience.
  • Bilingual in English and Spanish.
  • Less than 1 year of supervisory experience.
  • Knowledge of property management and tax credit experience (LIHTC).
  • Experience with financial variance reports and knowledge of landlord and tenant laws.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Experience with computer systems, particularly Microsoft Office.
  • Excellent customer service skills and outstanding verbal and written communication skills.
  • Ability to multi-task and manage a fast-paced office environment.
  • Ability to work with a diverse group of people and personalities.
  • Superb attention to detail.

Preferred Qualifications:

  • Bachelor's degree.
  • Experience with OneSite, Yardi, or RealPage property management software.
  • Certifications in NAHP, CPL, SHCM, CAM (MA - C3P) or CAM - RAM & ARM, CGPM - NAA or NAMA.
  • Scattered property experience.
  • Excellent leadership skills and experience with marketing and leasing techniques.
