Job Summary

We are seeking a highly skilled and experienced Property Director to lead our team at Birchstone. As a key member of our management team, you will be responsible for overseeing the daily operations of our property, ensuring exceptional resident satisfaction, and upholding our company values.

Key Responsibilities
  • Leadership and Direction
    • Lead and direct all aspects of property operations to ensure adherence to Birchstone standards, exemplary service, and the highest degree of resident satisfaction.
    • Develop and implement strategies to maximize resident satisfaction and retention.
  • Financial Management
    • Develop the annual budget for the property and oversee attainment of budgeted goals.
    • Review, analyze, and interpret financial statements, and work with the Controller to address and resolve gaps in financial performance.
  • Marketing and Leasing
    • Develop and implement annual marketing plans and conduct marketing surveys and reviews.
    • Review and analyze current market and economic trends, and implement short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals.
  • Team Management
    • Recruit, hire, onboard, manage, and provide performance feedback to team members.
    • Provide leadership and training to team members on exceptional resident service and leasing techniques, attaining financial and marketing goals, and other best business practices.
  • Operational Excellence
    • Ensure the property meets established operational, financial, and business performance goals.
    • Develop and implement action plans to achieve results, and provide regular updates on operations and financial performance.
  • Customer Service
    • Provide exemplary customer service to all current, future, and previous residents.
    • Create and develop meaningful and memorable experiences through personal relationship building.
Requirements
  • Education and Experience
    • High School Diploma or Equivalent is required; Bachelor's degree in Business, Sales, or related field preferred.
    • Two (2) or more years work experience as a Property Manager in a multi-family environment preferred.
  • Licenses and Certifications
    • Certified Property Manager (CPM), Certified Apartment Manager (CAM), and/or Accredited Residential Manager (ARM) certifications strongly preferred.
  • Knowledge and Skills
    • Strong business acumen and sufficient expertise in marketing, leasing, and financial management.
    • Strong leadership and collaboration skills, and the ability to develop, train, and motivate others.
    • Ability to work independently and in a team environment.
    • Strong budgeting, mathematical, and analytical skills.
    • Innovative approach to problem solving.
    • Must possess demonstrated effective written and verbal communications skills.
    • Excellent time management skills; ability to work well under pressure and meet deadlines.
    • Ability to effectively manage multiple projects simultaneously.
    • Ability to prioritize tasks and to delegate them when appropriate.
    • Strong organizational and planning skills; attention to detail.
    • Proficient with Microsoft Office Suite or related software; possesses general computer skills.
    • Proficiency with or the ability to quickly learn Entrata software and/or other Property Management and supplemental software solutions.
    • Ability to work varying hours and promptly respond to emergency situations.
    • Bilingual ability in English and Spanish preferred, but not required.
