Overview:
The Property Maintenance Specialist plays a crucial role in supporting the Maintenance Supervisor to uphold the physical integrity of the property. This position is essential in ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff.

The Property Maintenance Specialist will execute assigned tasks safely and perform additional duties as requested by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, this role will take on all maintenance responsibilities.


Responsibilities:

The Property Maintenance Specialist will conduct all operations in compliance with company policies and procedures, as well as all relevant state and federal regulations (including Lead Based Paint, ADA, Fair Housing, HAZCOM Program, OSHA, etc.).

A thorough understanding of all applicable laws and EPA and OSHA regulations is required.

It is imperative to maintain awareness of the property's condition at all times and take immediate action to rectify any unsafe situations.

Schedule and perform routine preventive maintenance on all relevant equipment as directed by the Maintenance Supervisor and the Property Manager.

Ensure all tools are kept in excellent working condition.
Maintain knowledge of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs.
Carry out work area clean-up and safety-related tasks.
Ensure that storage areas are secured when not in use.
Diagnose and perform minor or routine maintenance or repairs, as directed, involving the following on a daily basis: Electrical and plumbing systems, A/C and heating units, Appliances, Water irrigation systems, Stairs, gates, fences, patios, railings, Flooring, Roofing, gutters, fasteners, Interior/exterior lighting, Fireplaces, ceiling fans, Gas fixtures and appliances, Shutters, doors, cabinets, windows, sliding glass doors, Boiler systems, Door locks, P.O. boxes and locks, Security systems, Ceiling leaks, Walls, Pool areas, tile, hot tub/spa, pool furniture.

Inspect and assist in coordinating all necessary make-ready repairs and services. Support make-ready staff as needed to meet deadlines.
Report all significant repairs and requisition needs to the Maintenance Supervisor prior to any expenditure of funds.
Change locks, rekey locks, and create keys.
Assist in the removal and transfer of heavy appliances and equipment from storage areas to apartments (or vice versa) as required. Help in the disposal of abandoned furniture, appliances, etc., when necessary.

Any other tasks as assigned by the Maintenance Supervisor, Property Manager, Service Director, Regional Manager, or other company officials as needed.


Qualifications:
Knowledge/Experience Required for the Position:
High level of proficiency in written, verbal, and arithmetic skills.
Ability to plan and manage a multitasking environment and lead the service team.
Solid knowledge of carpentry, electrical, plumbing, and other relevant information as required by daily operations.
Education and Experience Required:
Current Certifications in EPA, CPO.
Minimum of 2 years' experience in property management.
High School Diploma required; College preferred.
Ability to obtain future designations as required by industry standards, EPA regulations, OSHA requirements, etc.

The Property Maintenance Specialist reports to the Maintenance Supervisor.

This role plans and executes the successive steps of regular duties and addresses problems and deviations in the work assignment in accordance with objectives, policies, previous training, or company practices.


Physical Demands:
The work is physically demanding. Typically, the associate will not be seated while performing tasks.

There may be some walking, standing, bending, and carrying of moderate items such as papers, boxes, event items, collateral, books, small parts; driving an automobile, etc.

No special physical demands are required to perform the work.
Work Environment:

10% of work will be conducted in an office environment, maintaining records and vendor/supply ordering. 90% of work is conducted on the property, requiring the ability to walk long distances, lift up to 75 lbs., climb, be comfortable on roofs, operate heavy machinery, and endure extreme outdoor temperatures.

Must possess personal hand tools and some equipment as dictated by the needs of the property and Service Director.

Reliable transportation, a valid driver's license, and a method of contact by phone 24 hours per day/7 days per week as required by duty are essential.

The work environment involves everyday risks or discomforts that necessitate normal safety precautions typical of such places as offices, meeting and training rooms, or commercial vehicles.

The work area is adequately lighted, heated, and ventilated, except when working on items outside of the office environment.
