We are seeking a Construction Project Coordinator to collaborate closely with the project manager and site superintendent on various tasks including estimating, scheduling, and documentation management. This role requires a solid understanding of design principles and the ability to apply practical solutions in the field, ensuring effective collaboration with architects, vendors, subcontractors, and consultants.

KEY RESPONSIBILITIES

As a Construction Project Coordinator, your responsibilities will encompass the entire construction project lifecycle, including:

  • Working alongside the project manager and superintendent to ensure adherence to plans and specifications
  • Assisting in estimating processes: take-offs, coordinating subcontractor bids, and pricing materials
  • Fostering positive relationships and maintaining clear communication with clients, partners, designers, field teams, and subcontractors
  • Interpreting and managing project documents such as plans, specifications, contracts, purchase orders, and shop drawings
  • Issuing Requests for Proposals (RFPs) and distributing relevant plans and contract documents
  • Creating detailed scopes of work for subcontractors and vendors
  • Conducting site walkthroughs with subcontractors to review project plans and specifications
  • Evaluating subcontractor proposals: reviewing, negotiating, and summarizing findings
  • Drafting and managing Subcontractor Agreements to ensure all necessary components are included
  • Maintaining a punch list in collaboration with the architect and construction team
  • Reviewing and coding payment applications with the project manager
  • Partnering with the project manager to ensure timely payments from the owner and to subcontractors
  • Overseeing the maintenance of the owner's manual, including product information, warranties, and as-built drawings, while managing project closeout requirements
  • Collaborating with the superintendent to uphold job site quality control
  • Promoting a culture of safety through proactive measures and awareness to minimize risks of injury or violations

QUALIFICATIONS

To excel as a Construction Project Coordinator at Dowbuilt, you should possess:

  • A minimum of 3 years of experience in construction management, preferably in high-end residential projects
  • A degree in Construction Management or a related field, or equivalent experience
  • Proficiency in reading and interpreting architectural drawings and specifications
  • The ability to travel regionally as needed
  • Strong communication and team-building skills with meticulous attention to detail
  • Familiarity with technical construction terminology and experience with both traditional and innovative materials
  • Proficiency in Microsoft Office Suite, including Outlook, Project, Excel, and Word, as well as BlueBeam
  • Experience with web-based applications such as Slack, Asana, SmartSheet, and Airtable is highly desirable
  • Familiarity with Sage 300 CRE is a plus, but not mandatory
