Position Overview

The Project Manager plays a crucial role in overseeing the successful execution of construction projects, ensuring adherence to budgetary constraints, profitability, and maintaining strong client relationships. This role involves close collaboration with the Superintendent to meet project objectives.


KEY RESPONSIBILITIES

The following duties are essential to the role. Additional responsibilities may be assigned as needed:

  • Establish and oversee the administrative framework of a project in alignment with Project Management Procedures.
  • Review and comprehend all contractual obligations between the owner and contractor.
  • Analyze the Project Estimate; develop and implement cost control and documentation procedures for each project.
  • Ensure comprehensive management of Total Project Delivery, encompassing project costs, scheduling, client relations, and profitability.
  • Maintain regular communication and coordination with the project owner and design team. Conduct meetings with clients and designers to ensure ongoing satisfaction.
  • Manage subcontractor bidding and negotiations under the guidance of a Project Executive/Senior Project Manager.
  • Monitor and anticipate project costs. Prepare monthly total cost projections and review them with direct reports.
  • Collaborate with the Superintendent to oversee the construction process. Conduct regular site visits to assess performance and address any deficiencies promptly.
  • Conduct estimating and value engineering as necessary for the project.
  • Ensure subcontractors meet insurance and bonding requirements.
  • Responsible for the timely and accurate submission of progress billings and ensure prompt collection of funds from the project owner. Review and report on the status of monthly progress billings and owner payments with direct reports.
  • Ensure timely project close-out procedures are followed.

Qualifications

A minimum of 4 years of experience as a Project Manager on complex or specialized projects is required. Candidates should possess a strong understanding of enterprise software, budget management, cost control techniques, and cost projection processes. Excellent communication and interpersonal skills, along with sound business judgment, are essential.


EDUCATION AND EXPERIENCE

Candidates should have a 4-year degree in engineering or business, or equivalent related experience, along with knowledge of construction, design, finance, and management practices. A solid understanding of corporate and industry standards and their impact on project activities is also required.
