Position Title: Project Manager

Position Overview

The Project Manager plays a pivotal role in overseeing the successful execution of construction projects, ensuring adherence to budgetary constraints, profitability targets, and fostering strong client relationships. This role necessitates close collaboration with the Superintendent to meet project objectives effectively.


Key Responsibilities

The following duties are essential to the role. Additional responsibilities may be assigned as needed:

  • Establish and oversee the administrative protocols of a project in alignment with Project Management Procedures.
  • Thoroughly review and comply with all contractual obligations between the project owner and contractor.
  • Analyze the Project Estimate; develop and implement cost control and documentation management strategies for each project.
  • Accountable for the overall delivery of the project, including financial management, scheduling, client interactions, and profitability.
  • Maintain regular communication and coordination with the project owner and design team to ensure satisfaction.
  • Facilitate subcontractor bidding and negotiations as directed by a Project Executive or Senior Project Manager.
  • Monitor and anticipate project expenses. Prepare monthly cost projections and review them with direct supervisors.
  • Work alongside the Superintendent to manage the construction workflow. Conduct site visits to assess performance and address any issues promptly.
  • Conduct estimating and value engineering as required for the project.
  • Ensure subcontractors meet all insurance and bonding prerequisites.
  • Responsible for the timely and accurate submission of progress billings and ensuring prompt collection of funds from the project owner. Regularly report on billing status and owner payments.
  • Oversee the timely closure of projects.

Qualifications

Applicants should possess a minimum of 4 years of experience as a Project Manager on complex or specialized projects. A strong understanding of enterprise software, budget management, cost control techniques, and financial forecasting is essential. Excellent communication and interpersonal skills, along with sound business judgment, are required.


Education and Experience

Candidates should have a 4-year degree in engineering or business, or equivalent experience, along with knowledge of construction, design, finance, and management practices. A solid understanding of corporate and industry standards and their implications on project activities is necessary.
