Position Summary:

WinnCompanies is seeking a Senior Maintenance Operations Leader who will mentor, guide, and collaborate closely with on-site maintenance teams.

This role requires travel across multiple locations within California. The compensation for this position ranges from $35.00 to $41.00 per hour, depending on experience.

Key Responsibilities:
  • Oversee and direct maintenance personnel at various properties on a daily basis, serving as a working supervisor when not directly managing staff.
  • Assist in the recruitment, development, training, and accountability of staff to ensure adherence to operational standards.
  • Conduct and participate in regular team meetings to foster communication and collaboration.
  • Prepare work schedules for maintenance teams and contractors to ensure timely completion of service requests.
  • Maintain a proactive preventive maintenance program and enhance the overall aesthetic appeal of properties.
  • Perform monthly inspections of buildings and review third-party assessments to address maintenance issues.
  • Stay informed about all maintenance initiatives and capital improvement projects.
  • Solicit and evaluate bids from contractors with the approval of the Property Manager and Regional Maintenance Manager.
  • Participate in on-call duties during emergencies and engage in hands-on maintenance tasks as needed.
Qualifications:
  • High school diploma or GED equivalent.
  • 5-8 years of relevant work experience.
  • 5-8 years of supervisory experience.
  • A valid driver's license in good standing, meeting the company's driving record standards.
  • Proficient in electrical, plumbing, appliance repair, and HVAC systems.
  • Familiarity with computer systems, especially Microsoft Office.
  • Outstanding customer service skills.
  • Strong verbal and written communication abilities.
  • Exceptional managerial and coaching skills.
  • Able to work effectively with a diverse range of individuals.
Preferred Qualifications:
  • Vocational or technical training.
  • CAMT certification.
  • Experience with RealPage property management software.
  • Certifications in HVAC, asbestos, or lead-based paint.
