Job Title: Maintenance Superintendent

Drucker + Falk, LLC is seeking a highly skilled Maintenance Superintendent to join our team. As a key member of our facilities management team, you will be responsible for the physical upkeep of our properties and will report directly to the Property Manager.

Key Responsibilities:
  • Train and supervise maintenance staff to ensure high-quality work and adherence to safety protocols.
  • Hire and terminate employees in accordance with company policy and procedures.
  • Counsel and document maintenance employees to improve their work and work attitudes.
  • Establish schedules and assign personnel routine maintenance tasks.
  • Ensure maintenance coverage at all times, including emergency situations.
  • Perform all duties with the highest consideration for safety and train staff to do the same.
  • Conduct monthly safety meetings with staff and document topics discussed.
  • Inspect buildings, grounds, and common areas to identify needed preventative maintenance and safety hazards.
  • Maintain a clean, safe, and well-organized shop and equipment storage area in compliance with OSHA regulations.
  • Perform necessary maintenance and repairs in apartments with work orders.
  • Strive to complete all work orders within 24 hours.
  • Turn vacant apartments into units ready for occupancy following company guidelines.
  • Schedule contractors for maintenance-related work and secure bids and proposals as directed.
  • Use contract labor when cost-effective, following approval by the Property Manager or Regional Property Manager.
  • Follow established budgetary guidelines and purchasing directives.
  • Maintain operating manuals, warranty records, and other materials pertaining to general inventory and parts replacement.
  • Stay up-to-date with developments in the field, including new products and cost-effective repair methods.
  • Maintain the highest standards of resident relations.
  • Complete and return monthly preventative maintenance sheets.
  • Monitor O&M programs, including Asbestos, Lead-Based Paint, and Mold & Fungi, and ensure compliance with established protocols.
Qualifications:
  • Supervisory experience in maintenance or a related field.
  • High school diploma or equivalent required; management experience preferred.
  • Current driver's license and certifications in CFC, CPO, and plumbing, carpentry, and electrical skills.
  • Knowledge of OSHA regulations and SDS standards.
